Savills delivered trading marginally ahead of Board expectations year-to-date, with FY26 guidance unchanged despite Middle East geopolitical volatility affecting interest rates outside the US. Global real estate investment was led by the US (+20% YoY in Q1), where Savills currently has limited exposure pending the Eastdil Secured acquisition (expected to complete end-July). EMEA market investment declined 4% YoY (UK -3%); Asia Pacific +16% on broad-based growth, with Hong Kong particularly strong and Mainland China improving. Commercial Transactional Advisory delivered solid Q1 with healthy pipelines; Residential Transactional Q1 transactions agreed +1% (London +13%) but greater caution...

Savills results came out on on of the big down days last week which was never going to be a good day to announce results and a share and cash acquisition. The actual results were ahead of market expectations with most of the metrics, revenue, eps and divided all up. The acquisition of Eastdil Secured Holdings, LLC transforms the Group's positioning in Real Estate Investment Banking in North America, a major market they have only a limited exposure to prior to this acquisition. Obviously the regulatory process will take time and there will be new shares on the market later in the year but I decided to take half a unit now with a view to building up the holding over the rest of the year.

Initial brokers response is positive with Peel Hunt raising Savills to 'buy' (add) - price target 1,400 (1,200) pence
