Time to buy the dip. At least that's what I'm doing.

These indiscriminate market wide sell offs where everyone panics tend to throw up some decent entry points. Reits have undoubtedly taken a good beating on the back of gilts going haywire, but of all of them this stands out as strongest.

Management have proven very adaptable moving to growth areas like last mile delivery warehouses in addition to big sheds, can't fault them really. Blacktsone bought in here for more than today's price Now at a circa 20% discount to tangible NAV and with nearly 100% occupancy on very long leases underpinned by blue chips like Amazon, suspect that discount will narrow in coming months as share price recovers.

Agree completely but timing is the issue. If oil stays where it is then BoE will be forced to put rates up to slow inflation, then the economy will tank, then they'll bring them back down, could all take a year or more to play out. Only hope is numpty tumpy TACO's before to long, but even so the Iranians are likely keep chucking firecrackers over the gulf for a while.

Waited patiently for the interest rate environment to support REIT share prices, finally started to see the strategy bearing fruit and the orange moron torpedoes us. Very frustrating, I'm not sure it is time to give up - I prefer not to trade too much. If the war ends next week and oil drops back there could be a rapid recovery. If things escalate and the economy dives interest cuts may be the result. So still scenarios in which it may turn out to be worth holding on.

Got to say I didn't think it would happen as quickly as that. Yield needs to be around 2% higher than the 10 year, so if BoE has to raise rates we could be looking at 140p or so for BBOX.

Looks like the large orange baby has torpedoed further interest rate cuts. I can see BBOX dropping back sub 150 or lower. Yield needs to rise vs gilt yields rising, If the yield gets to 6% I'm back in.
