I have added another £4k today for the 9% yield and potential capital growth. I see this as less risky than the banks because Reform have tabled the idea of reducing their overnight interest payments from B of E to give all us taxpayers £2k pa and of course labour could mimic that. Furthermore any reductions in interest rates will hugely benefit lgen .

One key issue with London imv is poor governance and almost zero prosecutions of lying directors , who control far too many aim companies. Who wants to trust their cash to a bunch of crooks? Who is to blame - Andrew Bailey who led the fca for far too long.

Lile, I see what you mean now. Imv a lot depends on the Bank of England's desire to hit 2% and keep it there. I thought they should have pushed rates even higher a year ago and that 'pinch' would have allowed them to be cutting rates now - but they faffed around with quarter point rises. So I think rates will still be 5% at year end. It is a desperate situation for recent buyers and those wanting to get on the ladder imv. Personally we are in rented just now having sold last year !

Lile, I agree with most of what you say except 'excrutiating ' interest rates. Current levels are about right imv - it may not feel like it to some people but the economy continues to run at a decent pace atm. Try getting a builder or someone to work at your house and see how long it takes - ditto work on a car. A trim to 5% is the max cut that is consistent with bringing inflation down atm. [Interestingly it was 5% in the 1790s and there were wars in europen that blocked ports in the caspian and poor harvests that pushed up grain prices.]

Chicken , the 0.57 ship has sailed and so has the 0.6 ship. If you really want some shares you will have to pay a bit more gradually as the day goes on imv.- we shall see.

Lile, there is no guarantee that house prices will continue to go up. Imv the last 15 years of low interest rates will not be repeated and we are returning to 'normal rates ' ie bank rate above inflation. Therefore we are in for a decade of stagnant/falling house prices in real terms until we have a achieved a 'real' reduction of around 30%. We shall see.
