Bananaman2, I think you've hit on the main issue for many LTH's here. Sooner or later GSF will raise again to take advantage of the pipeline of opportunities they keep telling us about. But when will it be, that's the question, and where will the SP have gone by the time they do? I was tempted to take a little profit and sit it out until the next raise, but the regular stream of good news coming from them, plus the solid dividend backed by (mainly Irish) government commitments, means I'm still fully invested for now. As you rightly point out, the latest investments have yet to start making a return, and at some point in the (hopefully not too distant) future the NAV and revenue generation will allow GSF to make level dividend payments of 2p per quarter (currently 3 x 2p + 1 x 1p) that will make this a very attractive prospect.
The only downside for me is that they use the dreaded PrimaryBid for existing holders to participate in fund-raises. Having said that, the SP usually finds its way back to (or close to, anyway) the offer price, so I've used those dips to add to my holding. Each to their own of course, but that's been my strategy and I'm happy with how it's worked out thus far. I should add that I'm of an age whereby I need long-term, reliable income from my investments and that underpins all my investment decisions. K

Spot on dusty, 8.8p per share dividend declared for 2022 (barring unforeseen circumstances) in level payments of 2.2p per quarter.

Agreed Goolang. Sea of red across the boards this morning won't help with market reaction but this is a good, steady set of numbers. 2p dividend maintained, XD 30 December & paid 14 January.

Well this is an interesting development. Taking a near - 25% stake in a shipping company that appears to be well known and respected by TMI/TMIP. Wonder if it might lead to a full takeover at some future point? Expected c. 16% dividend payable to TMIP should help underpin the projected 7% returns here. Exciting times for TMIP holders.

This is a sad day for me. OK no-one can go on forever but this guy has steered his ship through some incredibly difficult waters. My main recollection is from his early days in charge of the newly-formed Taylor Wimpey. The 2007 merger involved taking on significant debt, and was almost derailed by the Great Financial Crisis of 2008. With the share price at 4.4p, he met with a group of c. 80 creditors over a weekend and persuaded them to back him and the newly-enlarged business rather than pull the plug. The rest speaks for itself. The debt is long gone, the business is profitable and growing, it sits within the footsie 100 and pays a steady stream of dividends to grateful (some, not all...) shareholders. Thank you Sir, you'll be missed by this Krusty old sod. Best wishes for your retirement, or whatever you decide to do next. I'm sure there are plenty of Boards that would welcome a new NED of your experience and ability.

Vlad, I'm sure you're aware that TW. bought plenty of cheap land too which they are telling us will convert into additional building plots from 2023 onward. Plenty of scope for a land revaluation here too I would have thought, given the current boom in prices.

Brilliant news Salford. Mrs. K spent 5 weeks in hospital and has now been home for 6 weeks, the improvement in her since she's been home is amazing! Sorry to sound nerdy but she's on 20+ meds at different times and different days, I found a spreadsheet for each day really useful to manage that side of things, which was pretty daunting initially. Hope things continue to go well for both of you. K

I'm not gripped by it swazers, far from it. I'm realistic though, unlike many airheads on these boards. There's been some decent crack on here this week IMHO. I've often thought about selling some of my TW. (even though they are free running) and buying one or more other builders but TBH this share has been so good to me I'm loath to part with any. I'm more than happy to look at all sides of the argument though, accepting of course there is never a right or wrong answer. And I would NEVER make an investment decision based on what anyone posted on here or elsewhere.

I agree with comments about getting rid of the special dividend, I don't think it's really in anyone's interest. I would hope, though, that the "normal" dividend would be lifted by way of compensation. As regards dividend seekers going elsewhere, this one hasn't! TW. is still paying c. 5% dividend without the special, I know there are others out there paying more but it's a decent return with, for me, the prospect of capital growth still once the newly-acquired landbank begins converting to new plots. So I'll be holding, but that won't stop me looking to add another builder or two if there are better opportunities out there. Thanks again for the posts. K

An interesting strategy strictly, and not one I'd be brave enough to follow. What will happen if, as seems likely with wages and costs increasing month on month but productivity falling, interest rates start ticking up? Do you think some builders will be less affected than others or, like me, that they'll all take a hit? Obviously I'm a long-term holder here myself (I hold other builders indirectly) and am prepared to take that risk with my free-carried shares, however I wouldn't want to limit myself to one sector or even one country. It sounds like you've done extremely well so far though, so what to I know?? Best of luck. K

Sound advice zac. I'm invested here (I appreciate I was very fortunate to get in early) and also in Fundsmith Equity and MRCH. All have performed well for me, and made up for some terrible decisions I made earlier in my investing career with junior oilies, diamond miners and various other "get rich quick" disasters - we live and learn! For me, your excellent post highlights the need to diversify and spread the risk in your portfolio, whether your immediate priority is growth or income. There are plenty of good options out there for people prepared to put in the effort and do some research. K

Ah well, you can't win them all!! Just wish I'd had a few more of these now. Constellation are paying a 41.3% premium on Friday's closing price so I guess I should be pleased.

All approved at the General Meeting, trading due to start Monday so guess we'll find out our allocations then. Apart from the PrimaryBid applicants who already know theirs.

Trouble is RogueRiver, every bit of bad news hits builders first, and often hardest:
"Economy slowing" - mark down the builders.
"Materials shortages due to Brexit & worldwide demand" - mark down the builders.
"Inflation rising" - mark down the builders.
"New Covid variant" - mark down the builders.
and there's nothing any of them can do to break out of this cycle. All they can do is focus on delivering in line with their plan and hope that an American PE company doesn't steal them on the cheap.

Much as I'd love to make a case for the defence here colbaltblue, like other posters I have to agree with much of what you've said. I'm pretty sure it pains you as much as the rest of us but the facts speak for themselves. I know DSM from a previous life, they are HUGE in their field and so when the tie-up was announced it filled me with confidence. The reality has been massive disappointment and unfulfilled promise. I still firmly believe in the science here which surely must deliver sooner or later. Whether I'll live long enough to see it is another matter. Until then, no doubt we'll have more promises of "multiples" of existing volume...
