Agree to an extent Ben, hopefully they'll still have headroom for more land purchases as well as the dividend and share buybacks though. As DGR points out, the fundraise enabled TW to buy land much cheaper than they could now, so it's been good business for them and sets up the potential for significant growth from 2023 onward, if conditions remain favourable.
Lilac, I would have preferred the special divi too. As I said at the time it was originally mooted, I can't spend a buyback. I've opted to sell down some of my TW holding and (reluctantly) move it into BDEV as I much prefer their stated dividend policy.
