Poker - the thing that really impressed me was the cost - we had a package for 6 nights playing golf on 5 days - the courses worked out at around 30 euros a round after costing out the hotel and flight - the rounds of golf included the Carya course where the Turkish Open is played, staggering value when compared to Spain where it was around 80 euros a round to play Mijas Golf and Anoretta - both good courses but nowhere near the quality in Turkey - gl dyor etc.

I added yesterday at 66p - I did a DCF calc on a 2 and 3 year basis and the intrinsic value of ITV was above a pound - the sell off yesterday was exaggerated by stop losses, algos automatically selling and pure panic selling from pi's - the current sp is dirisory based on the last set of interim results and should be around 30pct higher imo - I will be adding on any further weakness - gla dyor etc.

Today's headline - "Nationwide’s 6x income lending drives 53% rise in first-time buyer uptake and more | October 23 2025" - as I was saying in a previous post, most mainstream lenders can now facilitate affordability in most areas (London being an exception) - renting now generally more expensive than buying (apart from the initial deposit which is now only 5pct with most lenders) - when renting is more expensive than it is to buy, that is normally a turning point for houseprices to rise - the interest rate cut whether in Nov or Dec will fuel this imho - gl dyor etc.

I have no objection to cafe's being retained as long as said cafe is proven to be profitable vs conversion to an alternative profit stream - Marks got itself into a lot of trouble years ago keeping stores going that were unprofittable, hence the massive store closure/relocation programme - at the end of the day MKS is a business not a charity - agree with Forest re differing opinions and differing investment strategies, we are all entitled to our own opinion and to pursue our own trading/investment strategies that work for us - lets just respect that please - gl dyor etc.

Just come back from a 1 week golfing holiday in Antalya - we prefer to fly from Southend but couldn't get a booking with EZJ so ended up flying with Corendon from Stansted - Turkey certainly surprised me in terms of the quality of the golf courses far far superior to the courses I have played in Spain and the hotel we stayed in was the best I have EVER stayed in - I think Turkey and Morocco are going to be the go to destinations from a golf perspective for me now going forward rather than Spain - gla dyor etc.

Jake - it is all about margins matey - after costs the mark up for drinks at the cafe is around 15-25pct whereas with clothing it is around 60-70pct - the Doncaster store will triple in size in order to include clothing - Marks doing the right thing - it is all about generating as much profit as possible after costs - gl dyor etc.

UK Long Gilt has been rising all day Dave, currently up 0.7pct - rate cut is I believe being priced in for next month - the market is buying into it, all indices are down apart from the FTSE - a rate cut is definitely on now imo - gl dyor etc

Agree with Opulentia here - the brokers are repricing on a known facts basis - the market is repricing on a fire sale basis - the results on the 13th Nov would have to be spectacularly bad for the sp to remain at this price imho - gla dyor etc.

UK Gilts up 0.6pct atm - that indicates a rate cut is starting to be priced in - TW sp is reacting to the gilts atm - needs to break 106.15p resistance level - lets see - gla dyor etc.

Surpisingly good UK inflation numbers this morning - pressure will be on BOE to reduce rates sooner rather than later - all good for TW - lets see how it plays out today - gla dyor etc.

Anyone who has contracted into SERPS cannot have that taken away by the Gov - it is a LEGAL right to claim this from 1978 up until 2002 when it was disbanded and replaced with the second state pension - for the Gov to remove that is basically the same as saying you have put money into a savings account for a period of time and when that period of time ends you have everything you have put in taken away - if Labour tried to do this there would be a lot of court cases pending - gla dyor etc.

Back in here today at 216p - recent CMA statement holds little threat to PETS and Nueburger increasing their holding - there should hopefully be some upward momentum down the pipe - will add on weakness - gla dyor etc.
