Hi Paulem that's a fair point about being next to other hotels, I went to Weston yesterday( no I couldn't see the sea it was way out) parked near the Old Colonial a marstons eatery and lodge, it's on the end of a row of hotels, a handful of people were drinking outside. All the other hotels were packed with eaters/drinkers. There is something going wrong. I understand that the margins are tight with the minimum wage having a huge impact , but if the high value food outlets are losing custom what's the point

I am concerned about the sp performance of late but I know Ralph Findlay is as dismayed as the rest of us after hearing him at the agm. I am confused with the strategy mentioned of getting out of discount food outlets and into more premium outlets. From the update taverns appear to be doing better than destination outlets and I can see from the pubs I use that the taverns are packed but that is not the same for the destination ones. The higher priced food has put them in direct competition with restaurants and hotels. Talk on here lately of the discount cards it is not really a good deal with only 20% off food in their managed houses and not on drinks( not as good as other companies) Overall I'm not happy with the performance this passed 12 months but will hold for a while not adding anymore :((

Hi Tom. Sounds a good plan, not something I could do , I would rather spread that investment around 20 companies keeping the risk lower and having divis coming in regularly, but I will support you on your plan and the drinks on you when you succeed. Roll on 210 :))))

I'm still hoping for 205 but I am not expecting such a drop as last year. The declaration date for the interim divi is around the 1st Aug will this rise to 3p from 2.3 stands a good chance

The new 5 year strategy is focus on the customer needs , easier buying process, new land in the right areas, quality, making the land bank work harder and smarter. On the web site under offers next to the help to buy scheme huge part exchange scheme making it easier for customers to move when they are ready. All seems very productive to the sp for me

Hi Tom that doesn't sound like anything I read in the Tw statement, just had to read it again . There goal is to maintain margins at 21-22% through more efficient use of the landbank , investment in direct labour force and more effort put in to R&D for increased efficiencies. I think our board are one step ahead of the others imho. ATB :))

The big thing for me from this presentation was the statement of making this company into a much larger going concern. Does this mean they want to be the no 1 house builder

Hi Tom glad you did that post cos I've read it on my phone from memory I might have got it wrong but didn't. I'm really pleased with the policy going to stick in here now and not trade and intend to top up after x divi if it comes down, I think we are in for a big rerate. ATB:))

They paid 23m into the scheme recently as is now totally funded ,so no more contributions at the moment

Just read the highlights from today. Next years divi to be 18.3 pence in total. Policy is to increase next years special by £10m and keep roughly the same till 2023. The ordinary divis will increase to £250m from 150m each year till 2023. The emphasis is on growing the company into a much larger concern. I am pleased with that, hope the brokers are. :))

Just looked back on the charts for this share and they don't go back far enough from when I bought in, sadly to say around 15p from memory. Think I will put them back in the bottom drawer for a bit longer if I can find room

Divis last year were declared on 24th May x divi 1st June paid 14th July 7.2p that was a .2 increase. A friend of mine knew someone in Britvic who attended a meeting with the chairman years ago and he stated this will be a £20 company by 2020. They better get a move on. (Possibly Chinese whispers) :))

Hi Wigan W . It was the £127bn term funding scheme which was closed in Feb. The report is from M&G which believes lenders will soon be forced to push up rates because of the higher costs. M&G investment managers have a Bond Vigilantes blog, which is where it's come from
