Locally I have heard of 2 developers going bankrupt, another two in trouble, one trying to rent out flats as they are not selling and one who stopped a time ago and is not planning to restart unless there are serious changes. Planning costs a fortune with Council charges, environmental, sequential tests, price of building material and huge increases in Labour costs because of NI and inflation and add in a frozen property market.

What the government wants is private landlords to sell to large companies who will rent to government to house the illegals.

That seems some sort of management speak that we are trying but don't know how to achieve it but we may just get there in the end.

It is clear to me that the BOD are a bunch of dreamers and this company desperately needs someone in charge who has financial nous before it is too late as I don't think there will be much appetite for another fund raise, at best it will dilute existing shareholders to virtually nothing.

The company needs to concentrate on the development projects which can be quickly brought to market with minimal cost and are likely to make some money, not new offices more dreams and spending with no sign of any return, this a company not a University research department and must make money or die.

If they cannot turn this around in a reasonable time frame I fear this company will not exist.

I worked at Barclays Capital and this is the part where most of the profits are made and the bulk is from abroad but it will still affect Barclays but less than Lloyds and Natwest.

It will lead to more business moving abroad as less cash for loans to UK businesses and will not raise anything like they think and will no doubt lose money overall. Take a look at Capital Gains tax raise, now getting significantly less tax revenue and will hit the UK in general as less people will take risks with

business or investments in the UK. They said that the grown ups are now in charge, looks more like the children, students and loonies.

I think the fall is due to this, BARC and HSBC may well be looking to move HQ out of the UK if this happens, they spent over £1m looking into moving to NY when I worked for them 8 years ago after similar threat that did not go through.

Now Racial from complaints has decided to see how many areas she can depress/trash with threat of extra taxation, the O&G industry is leaving the UK (thanks also to Conservatives), Banks, houses above £500,000, pensions and in general all businesses in UK, anyone doing well or reasonably well off.

This was something that I was not expecting as I thought the ex dividend date would be the same for LSE and NYSE but not only was the NYSE price 23c more than the LSE price but this stayed the same as the SP changed so figured out this must be the dividend. It was difficult to find but found it from 2 sources, if you check DEC LSE and DEC NYSE on Yahoo you can see the different dates. For reference the next LSE ex dividend date is 28/11/25 and the NYSE is 1/12/25.

It is confusing as DEC website states 1Q ex dividend date Aug 28, 2025 but has a note stating “All ex-dividend dates reflect the assumption of a t+2 settlement regime”. NYSE is t+1 and there is information that the ex dividend date is the same as the record date for US but it is one day before for UK.

I am not sure why anyone is surprised by the drop in the SP, after promising profits and all we get are losses with no profits in sight, more spending, Salistick is turning into a flop and Yates sells shares. The next course of action may well have to be another fund raise but as I said before who is going to put money into this company given the track record and promising future profits will not work this time.

The ex dividend date is different in the US, it is 29/08/2025

This is the problem there are no one on the BOD who seems to have any financial knowledge but instead a bunch of dreamers doing what they like to do, spending money and regard this company as a life style choice paid for by share raises. There is only so much longer this can continue either make some money or go bankrupt, I don't think there are many existing shareholders or potential new shareholders prepared to put more money into this money pit.

That is the issue, hold and hope is not a good investment strategy. With the huge amount of debt and share dilution from the deal and subsequent fire sale I really doubt it and the market agrees. I thinks our best chance is the Carlyle JV but nothing yet from that.

I would not like to have your portfolio, I been in DEC for about 4 years and it is my biggest loser, almost all of my shares since then are in profit and most a lot up. If you don't believe me check my posts for the shares I said take a look (hold all of these) and see where they have gone. Main issue for me is DEC is in my SIPP and can't use the CG losses against gains.

It was £22.38 on 1 Feb 2023 if you take into account the share split of 20 to 1 which is the price I used as it was when the first of the latest set of acquisitions was announced and there was a placing at £21 (old money £1.05).

It was around £22 from 2018 to Feb 2023 except for a short time during the worst of the Covid drop and peaked at £24 around Aug 2022. These figures would be higher if inflation was taken into account or any of the market indexes. Interesting it more or less followed the Dow Jones until the Feb 2023 acquisition but now Dow Jones up almost 40% since then and DEC down over 40% in the same period.

What is the cost of production here, I think it is very low.

I am not bitter and twisted as you say but taking action to reduce the huge losses that I and many other shareholders have suffered. All I stated was the truth about the SP, so in your mind stating this fact make me bitter and twisted, if you don't believe me check the graph and you will see I am correct.

You are correct that is was my choice to buy DEC and my choice to trade/sell out at certain times to mitigate my losses and those loses that you say are mine are greatly reduced because of this. However it was not my choice to trash the dividends after saying nothing had changed, to be lied to, have the whole investment strategy changed without a vote, c**k up the shares for dividends and the finance for the Maverick deal and end up in a fire sale of shares which resulted in the SP crashing. I am annoyed to be taken by a COE that says one thing and does another, drives the company to the point it is the most shorted share in the FTSE, can't get the basics right and does not care about shareholders, add in IR will not reply to any message sent to them from investors.

I guess you are very happy with how it has all gone and happy that a CEO makes many choices which end up destroying shareholder value. The SP is now recovering to a small extent since the last debacle because the CEO's done nothing, especially no more deals, reducing the dividend, some type of shares for dividends which was against the rules or messed up more financing. When the SP goes up when the CEOs is doing nothing and down on all the deals and other action it says it all.

It is very good news that the SP has recovered some in the last few days but it needs to be put in context, was £22 before these acquisitions started, £14.20 before Maverick deal, £13 before fire sale fund raise announced. For me it needs to be north of £18 if I am to get the same return as cash put elsewhere (which is where my cash would have gone if not put into DEC) since I invested in DEC.

On the up side it has given me trading opportunities which has reduced my losses by half.

So I am happy DEC is on the way up but a very long way off being happy with DEC, why would anyone be happy making a substantial loss.

As far as JC01 is concerned I think you will find he did not sell all his holdings and has made substantially more elsewhere with the funds released from DEC.

Special divivdend payed out on 26 Aug.

The question is why would you want to buy, jam tomorrow perhaps just like so many other AIM companies, if no profits appear in a reasonable time frame then they will be back asking for more cash from shareholders at a good discount to current SP to fund the BOD life style for a bit bit longer promising profits just like the last time. I will not get fooled again.

Where did you get this news, please provide a link.

Although any stores shutting would be bad news the rent would still need to be paid but if the site became empty it is possible it could be used for housing which would be a significant increase in the land value.
