I think NAV are determined by a external valuer who determined the risk of each loan. I assumed every 6 months. So there maybe reduction soon...or not.
Does anyone else have any knowledge on how the NAV is determined and how often?

I to am struggling to see any good reason for the share price fall.
You would think this would be a flight to safely first call in the present market.
Never mind still getting my beer money!

Legal and general sold there house insurance years ago.
In reference to the weather, what area of insurance do you think will be paying out on?

Happy with ASEI. Bought May 2020 after selling cty for 18% gain (bought March 2020). Up 39% and 7.2% dividend. Bought on 16% discount now on 2% discount.
Things went wrong for this Trust around 2018. It's share price was £5 then so performance dire. Share price down 10% over 5 years. I am hoping this is long time hold but I have my doubts that value will be back in fashion for very long. As long as it shows some share price increase on average over 2-3 years then the dividend would be a very fair return.

I definitely fancy this for my isa next year.
I look at it as a growth investment in the frontier sector. My investments in Vietnam trusts are doing exceptionally well bought January and February 2021 and up 23%.
Second purchase in January this year is just breaking even, which is good in the present circumstances.
Even if CGEO's stays on the same discount I reckon it will be a decent growth stock, the discount narrowing is just a bonus...albeit a very big bonus!

EPIC

Ediston Property is an attractive way to buy into the revival of UK retail parks, Peel Hunt said in a positive note about the sector.
Out of town retail parks have performed better than high streets and shopping centres during the pandemic and that trend is set to continue, the broker said.

I think they will have to sell them first, until that happens it only come from dividends.
I also think they maybe looking out for retail parks coming on the market. They seem to be highly rated at the moment.

The money from buy backs comes out of the dividends, I want the dividends every penny of them. Also the share price will be set by the dividends. So no buybacks for me...in the short-term. Maybe a couple of years down the line, IF the share price is at a significant discount to the NAV.

Discount bigger at the moment. Long term (5 years) a bit of dog. Very good diversifyer in Global income sector. Will no doubt have its day again. Presently up 36% since March 2020 purchase and 6.3% dividend. Happy to wait.

MUT better share price growth 22% v 16% (5 years)
NAIT hammers MUT on dividend growth and cover for the last 5 years by long way.
Sold MUT for NAIT.
Didn't buy MUT got it via Perpetual income and growth merger. Bought Perpetual in March 2020
Did well on the merger. Merged at NAV and got 10 months dividend reserve. .
The latter is a point to note. They will have to rebuild their dividend reserve. So expect to see very low dividend increases for long time to come.

Not based on outperformance of an index. Iffy but I am in and I am staying in for now. Dividend helpful.
If I sell and put money into my isa I will probably buy one of the other Vietnam trusts.
Have already put money into Vietnam Enterprise in my isa. Better performance to date.

I wish they hadn't added Vinacapital Vietnam to the there portfolio as I have already got it...in abundance!
I haven't got a lot of HFEL, I feel I should avoid China where possible but if you are going to go Asia you have little choice.
Hopefully they own nothing the Chinease government are going to get a hump on about.

I have just noticed its Year high 341.50p as I bought in March 2020 I am surprised I didn't notice the pullback?
Either way share price growth over 5 years minus 16%...dire. Share price premium 3%. The market disagrees!
I note my income trusts are holding up well and my UK and european Smaller companies are taking a kicking.
An extreme is Smithson which went from 126% gain to 70% in 3 weeks (presently84%).
My legal and general (March 2020) on the otherhand are up 73%.
Overall income is not going anywhere, just holding its own.
It's not timing the market that counts its time in the market that counts.
I have been telling myself that for 6 weeks!!

Liberum Capital restated a buy rating and issued a GBX 130 ($1.75) target price on shares of NewRiver REIT in a research note on Tuesday, December 7th.
Barclays downgraded British land, Hammerson NRR back in 2018.
Barclays don't seem to think much of REITs end off.

Either way I expect a dividend of 8p. I see that as support around about 100p.
Following year maybe 10p.

Nice steady rise.
The next dividend announcement is what will get the share price moving....hopefully upwards!

Would I be right in thinking that if you take a scrip issue you don't pay the purchase tax and obviously no stockbroker fees?
