Thanks T, for your tax view and the property view. Both my sons managed to get on the property ladder off their off their own bat, but have since passed on some inheritance from their great aunt via deed of variation which is a very useful tool as well as a small top up, plus they both saved enough deposit living at home after uni. Both on the ladder before their 25th birthdays which was way before me when house were considerably cheaper but mortgages up to 20 times as expensive! This is what I keep trying to drill in to them a mortgage may only cost 1% at the moment but interest rare rise from .25% to .5% is double. and they won't be able to double the rent. The elder one seems to have at last found the love of his life. Definitely the loveliest girlfriend he has ever introduced me to. She has her own house, he has his own house . Their advisor has suggested they keep them, rent them out and buy another one for themselves to move into together. On the face of it an ideal plan. I have the unfortunate task of, if not pouring cold water on it at least pointing out worst case scenario! I think the western world is likely to be in a low intersest rate economy for many years to come, possibly deflation. Plenty of money around to buy property just to sit on like gold. I cant see devaluation happening in uk because we are all in the same boat unlike our last devaluation by Harold Wilson, or Brown kind of did that by selling off the gold reserves for 200 dollars an ounce! Thats the great trick off socialists they seem to want to make us all equally poor apart from themselves of course. I'm not as pessimistic about property prices as rental yields which have already dropped in London about 4%. Not much , but could be a trend. A lot of rent holidays are coming to an end soon, but they may have to prolong that both for commercial and private households. Some property rental companies are reporting 90%-95% full rental payments which I find a bit hard to believe. Thats why I mentioned Nigel Farage. He's been around although he does remind me of a Harry Enfield character, 'you don't want to do it like that' as he blows up someones barbecue! I have since seen a very good you tube by an FA on Farage's 'Freedom and Fortune.' his partner in crime does have a degree (who doesn't? O me!) but his employment track record is an internship with Goldman Sucks. So Nigel! Italy is in trouble again, when was it ever not , and by osmosis Spain won't be far behind and no-one even mentions Greece anymore. I have come round to leaving the EU, obviously it isn't a choice anymore. Its not really a positive just a lesser evil possibly. Yes V great band XTC, would love to have seen them live. Now I'd just love to see anyone live!
