Speedie, whilst I've agreed on almost all you've said previously I maintain my stance on clearing debt. While of course it can be cheaper to service a debt while the sun shines, becoming mortgage free (early), was to me one of the greatest things I ever attained, not least because I did so off a very modest income. Whilst you can take out insurance against loss I income, I'll health, etc, I maintain that removing the risk of being unable to service your mortgage if the proverbial really hits the fan is a prudent choice. If it is something that can be done early it frees up a different mentality in investment. The things you've said historically have very much been the present and may well be the future, but I would just caution that in this tipsy turvy unpredictable world there's nothing like being debt free. Being able to service debt is never guaranteed unless you have already accumulated significant wealth.
