Hi Ben Yes I'm still holding gfrd. I did use to own Kiers but made a good profit and sold out, pity I didn't do that with Carillion :(( I feel there are mergers brewing gfrd will be fighting back after the failure of the Bovis bid. Greg Fitzgerald of Bovis use to run gfrd and is a driving force Bovis would fit in better with gfrd than a bit of gfrd into Bovis in my opinion In respect of gfrd buying the housing division of Kier this too looks a good fit with that framework contract win Kiers have been shorted for sometime now more than some of my Aim shares. When these hedge funds get their teeth into a firm it's a struggle to survive, so a sale would make sense. I'm just thinking about the merger of Bryant's with Beezer in 2000 before that got signed Taylor's and Persimmon jumped in, and split the spoils. Might be on the cards again who knows ATB :))

Hi Nige It's not a nice feeling when a share plummets with your money happened to me to many times. I was tempted this morning to have a punt but I'm sitting on my hands at the mo this market is extremely volatile and I'm just holding on. I'm doing a lot of reading and researching shares and finding the Tw annual report eye opening and will have to bite my tongue on Tw not working with housing associations and maybe you will to on Tw only using sub contractors I will put some extracts on here when the sun goes in :))

Hi Tom It's not good when any company drops big time. It means less money in the system. I hope investors on this board do keep on posting about other shares as I don't want to miss the opportunity and the research. Regarding the comment about sticking to Tw issues I haven't seen him posting anything on this board regarding Tw This board would be silent if we stuck to solely Tw issues Dafis1 I would suggest you read the annual report and find something to say cos that's whatI've been doing

Hi TLW I have to admit I voted to remain and haven't changed my mind, I think it's a daft, costly mistake. I'm worried about my nieces family in France, very concerned now. All to please the right wing of the conservatives, can't see them hanging on to power for too long and will they ever get back in. As for Tw and social housing nah the 2 don't mix, apart from selling houses in mass to housing associations it won't happen The big investment houses are moving into that field such as Legal and General who have a build division, and M&G who have teamed up with associations who will contract out the work to the likes of Galliford's, Mears and Morgan Sindall ATB :))

Hi troubles Very funny Just one more - if I was asked what was the best site I was ever on that would be difficult as there were so many but building a restaurant on top of a Beatties department store would come near the top. We were allowed the use of the staff canteen and the perfume girls would sit with us. Well was I popular in our office everyone wanted to come and site visit. The wife kept sniffing around me saying are you sure you worked on a building site. The store gave me an instruction to put a new sink basin in the lingerie department after hours. 2 of us stayed behind to drill a hole through a 12" floor, I had to move the island rails to do it Anyway in the morning walking through the store I heard a lot of laughter coming from the security room. They called me over and showed the tape of me picking the knickers up off the floor all red faced, they didn't half take the mick Happy days - don't let Nige tell you housebuilding is better than construction - no way :)))

Imagine the scene On a high rise concrete apartment block in 1976 on a damp and cold winters day, the workers with their standard donkey jackets. The tower crane is busy lifting materials up and down , the steel fixers are busy erecting the reinforcement, carpenters are erecting wall shutters, the engineer (me) levelling, labourers are down below cleaning the shutters and oiling them. The carpenters asked the crane driver for the next shutter from the ground below. Well the driver waited and waited then the fixers wanted a lift so he raised the hook back to the top Then there was an almighty howl of laughter . The labourer from below was now on the end of the hook 100' up with the hook caught up in the flap of the donkey jacket with his arms and legs flapping around. Well that was the end the donkey jacket ATB:))

Hi Ben Mental health issues in construction has been around a long time. In the 1980s site management had the worst stress levels of any profession . From memory I believe there was a BRE research paper on the subject ATB:))

Hi Tom He could be right with that theory but I would suspect big Investors are turning away from construction related stocks anticipating a slow down. I have 2 other stocks that are construction related that have gone x divi today:- Headlam floor coverings paying 17.5 down 17.5p Marshall pavings paying 12p down went down 14p but now rising My divi portfolio is taking a right belting and still got Psn to look forward to :(((((((( On a positive move one more that gone x divi Londonmetric property paying 2.5p hardly moved Oh for ggp to go up and save the day Back to put my head in the sand :)))))

I agree great company it's been very stable of late while the market has retreated. The merger with Mucklows is a good move in my opinion. Will LMP take the M&S place on the ftse 100 it might happen ::))

As the old saying goes " go away in May cum back St Ledgers day" Why didn't I, prat :)) Builders :(( so unpredictable wouldn't surprise me if they went up on x divi day. Not likely I'm bracing for a battering from Tw and psn. Hi owls Yes ggp sp very volatile just traders taking profits. The company has 6 licenses one has a joint venture with a major so are on a free carry to prove the resources. Good time to buy in my opinion before its proven but still might go down further Remember another saying "follow the money" gold is at all time high and money is certainly not following builders Only one other stock at the moment that worth keeping an eye on Londonmetric very stable ATB :))

Hi Nige £4.91 that would be good but I can't see passed the £2 mark at this present time My immediate concern is what happens on x divi day I think it's going to drop in my opinion. Sentiment for builders has gone out the window, it's not all Brexit- Shoddy work, directors remuneration, help to buy rip off,green issues of where to build,the age of buyers increasing, wrong size houses I hope my concerns short term are wrong and the sp does eventually get to your 283

Hi Tom Yes Ggp a better bet in my opinion but it is Aim but fantastic prospects of a good spike I bought a few Mucklows so made a little profit. Londonmetric is a good safe bet rarely comes down very much , quarterly divi so cash always coming in, and you get the tax credit back cos they are a REIT I've followed the Board from early Arlington days and into Pillar Properties. They have never failed me yet, they are very progressive but not an exciting share like Ggp Raining heavy here :))

Hi Nige I'm not putting anymore into builders in this market. The divis are progressive but the companies themselves seem to be going nowhere and the sp downwards. This is what happened to Bryants in the 90s and then decided to merge with Beezer, that sparked a takeover from Taylor Woodrow for Bryant and Psn for Beezer. I can feel this is going to happen again but which companies will be the target? A nice surprise for me was the take over of property company Mucklow by London metric. Now that's what I call progressive , big opportunities for sp and divis to grow ATB:))

Hi Tom Sorry to digress Had an e mail from my relative about ggp, he gets e mails from global mining research and I got to have a look at It. They are comparing Haveiron Ggp with Rio's Winu and BHPs Oak Dam in West Australia. Winu is the most likely at the moment to progress to a mine although it's value per ton is half of GGP. BHP has only drilled 4 holes but has the highest value/ton, Newcrest jv with Ggp has the most potential but says it's still early days, so more reason to pile in now while they low in my opinion Hi Nige Gfrd been a good investment for me until the Carillion debacle but doesn't all companies have their bad times. Their social housing sector has just started the first phase of a £6bn development project in London, they will bounce back from this situation. I can't say that Tw have the skillset to carry that type of work, I know you will say it's only housing but the contractual side and the site management side are a totally different mindset and I would wonder whether Tw would want that involvement ATB:))

Hi Nige I shall be very surprised if the share price spikes now but still hoping. I really can't see the chances of No Brexit happening think we are heading to crash out with this government The chances of consolidation far more likely, Tw and Psn to take out 2 competitors must be odds on Think the 276 price is a long way off

Looks to me that the special divi is having a negligible effect this year. There's only a few days left to the x divi date. For a company of this size the share price is disappointing. After the failure of Bovis to take over Linden Homes what's the chances that Tw have been eyeing them up, pretty high I would have thought but will take a lot more than Bovis were offering

Hi Nige In this market when you can throw up a brick box and someone will buy it then the climate change report doesn't seem to matter. When sentiment turned on diesel cars the motor industry is in panic mode trying to rush out an electric car that beats it's competitors. What's the difference when sentiment turns on the housing market for pumping out large quantities of carbon monoxide. The sector will be chasing its tail trying to bring out the best solution Wouldn't it be prudent to be the leader with the best product, forget about useless governments be the leader , come on Tw show the way!
