Hi all,
IMO this share could easily go either sub 100 or if not very close to it.
Any further falls presents a great buying opportunity and its very very tempting for a top up.
I think the dividend is well covered for the coming months by which time the housing market should be on the up again on the back of lower interest rates.

Housing is very much cyclical.
The slumps are when the value investor buys.
And the highs are when the value investor slices.
Of course with TW at the current price you're looking at a 9.5% annual divi too which doesnt hurt

"Barratt Developments sees 10% drop in reservation rates in Q1"
UK housebuilder Barratt Developments has said it remains on track to hit targeted home completions despite a much slower start to the financial year as a result of ongoing challenges prospective buyers are finding in securing mortgages.
Chief executive David Thomas said the trading environment since 1 July "remains difficult", as the company reported falls in both private reservations and forward sales.
The declines reflected the impact of higher borrowing costs and the absence of the Help to Buy scheme, which accounted for 12% of private preservations in the first quarter of last year.
Net private reservations per week average 169 in the first quarter, down from 188 the year before, with net private reservations per active outlet per average week falling to 0.46 from 0.55.
With the reservation rate falling, total forward sales as of 8 October totalled just 9,221 homes, down from 13,314 at the same point last year, at a value of £2.36bn, down from £3.60bn.
Barratt said it is now 60% forward sold with respect to private wholly owned home completions, down 10 percentage points on last year.
"The trading environment remains difficult, with potential homebuyers still facing mortgage challenges. Against this backdrop, we are focused on driving revenue whilst continuing to manage build activity and carefully control our cost base," Thomas said.
Nevertheless, Barratt still reckons it will deliver total home completions of between 13,250 and 14,250 during the fiscal year ending 30 June 2024, and said all other guidance remains unchanged.
"Whilst we expect that the backdrop will continue to be difficult over the coming months, we are a resilient business with a strong balance sheet and a highly experienced management team. We remain committed to building the communities that our customers want to live in - delivering high-quality, sustainable homes at competitive prices to help address the country's housing crisis and drive long term, sustainable growth for our business."
Just been having a word with site agent.. On couple of sites we working on they are carrying building as they are still selling after Christmas... I ask because we got few sites now saying they not building or will do 2nd phase in the new year... Starting to hit the chain now.

Treven, It is worth noting that although you will not get the next dividend if you buy today you should ultimately be purchasing your shares at a lower price which is normally in the region of the forthcoming dividend. On the day the share goes xd the share price tends to fall by the corresponding amount of the forthcoming dividend. All in all you should be no worse or better off either way.

Bt group are cutting back on new sites rep engineers, offering voluntary redundancy up to 12 months, reporting new builds to decline 10% next year and a further 5% in 2025.

I remember those days spindok, with posters like Windows talking this up. My first buy was at 16p & within a week it had fallen to 4.4p. Pete Redfern spent the weekend talking the 80-odd lenders at the time into supporting the company. I've bought & sold some along the way so I don't hold as many as I did at one time, but still collecting a nice dividend twice a year.
Naaaaaa stt1, the usa news is very dovish, sept mins today speeches abound, stating pause and maybe Powell will speak.
Imv, prospective buyers have more time to save for bigger deposits.
In my area we have a building site for 482 new builds, I walk dogs, once base is down a sold placard is posted, there's very high demand,
If banks don't lend they make no money on books.
There's many buyers not enough housing, I think in nxt budget there will be sweeteners n incentives, purely based on my view election sooner, they need voters not fed up citizens.

I believe the Help to Buy Scheme is toxic and will come back to haunt the govn/HBs.

I bought my first shares in TW at 19p. Many have forgatten the 2007/2008 meltdown..Every one was nerveous. This board was a fun place to be and the share price meant there was planty of dialogue. Sadly I got out at 28p. The reason was an incident in Holyhead where CM was killed by a cross bow bolt. Google it!! He was a real character and we stayed with him at his house on the cliffs. It taught me that predicting the future is a very difficult passtime. Time has moved on and a lot of the fun has gone out of investing. I would not be looking at builders at present with interest rates where they are. Then again once markets have returned to worry and fear..

Ben, compounding is reinvesting dividend or interest in account or stock. Then next year you get interest on interest , or dividends on dividends from on the previous years.
Over time this compounding effect can greatly increase the investment value. But not always.
Don't even know what compounding is. but good luck . Tip for anyone who's interested xrp. Crypto. Or making fauls teeth for homeless mice. Seriously xrp.
Spindok I remember u from back in the day when window man was posting , good days when tw had loads of potential.
Not really bothered if this rises in the next few years. If it does it stops me reinvesting and compounding. I only need it to be high in 30 years , when I decide to sell. In the meantime I want to reinvest , then retire on the income before selling up
I remember back in the day this share went to 4p and we were really struggling on site the prices were terrible, but it was work. To this day I don't know anything about the stock market but I knew the building trade. I told a cousin of mine I was going to put 5 k in . He changed my mind.
Then I bought at 16 p then 20p . I remember asking the wife one day could I do another 1 k . I stood on the scaffolding and rang Barclays stockbroker told him I wanted to buy more tw , the word just came out I said 5k . Best move of my life. I just knew I could see it . There was nobody better at that time to see and hear what was going on.
I see people on here saying this should be 150 ? it's not happening why should it tw have been in better positions than now and not been that price. I talk to my mates all the time on the sites and it not good out there. This price will only rise when interest rate falls and house prices come down. It's not rocket science. If the guys in the trade prices are being reviewed and coming down and the price materials stays high it's for a reason. For what its worth this price ain't moving for a few years. I'm not deramping as they call it cause I don't give **** . There's better thing to invest in right now .
Thanks for that WW. I shall have a look at it. I no longer post on TW or really follow it closely. I used to hold a lot of stock but sold out when Churchmouse who was a regular poster died. There were quite a lot of fun people all heavily into the building trade. They are building 370 new houses up the road from me. All with gas boilers and not a solar panel in sight. There are a few affordable houses but seems like a joke. For locals they are no where near affordable. The rest being 3 - and 5 bedroom would not be out of place in the London area. Now it appears the developer has run out of cash and popped off so who knows the future. I am steering well clear of builders as at present. To make matters worse the local school is in a Fraacing muddle too.....
