Investors who purchase a stock on its ex-dividend date or after will not receive the next dividend payment. Instead, the seller gets the dividend. Investors only get dividends if they buy the stock before the ex-dividend date.

Vistry Group PLC announces rapid progress being made on new homes in Leighton West.

Additionally with the following announcements in the last two weeks for the build of another 1755 properties I think it bodes well for the company for the year ahead. All we need to see is the reinstatement of the dividend and a steady rise in share price😊:

Vistry, the UK’s leading provider of mixed-tenure homes, and its partner Plus Dane have marked the rapid progress being made on the delivery of 408 new homes at Leighton West in Crewe.

Through modern methods of construction and the use of timber frame panels, Vistry has been able to progress at considerable pace. Of the 116 homes in the initial phase, 26 frames in production, with work having only begun on 4th November.

Such strong early momentum has been matched by increased backing from Homes England, which has confirmed funding for land marked as Parcel E and has provided provisional support for funding for land marked as Parcel H, supporting the next stages of the development.

The scheme forms part of a wider masterplan for land close to Leighton Hospital, and is a key part of Cheshire East’s local plan. Of the 791 homes total homes at Leighton West, Vistry will deliver 408, including 208 for affordable housing provider Plus Dane. Of these, Plus Dane will make 60% (123 homes) available as social rent homes with the remaining 40% (85 homes) offered as affordable home ownership.

This is an important development for the area and will play a significant role in boosting local housing supply. Held this since purchasing in Mar 2006 so been here for a while. The recent rise has been nothing short of eye watering but, in my view, there is so much more to come. I expect the Jan 26 results to further propel this company in to the spotlight. Continued good fortune to all holders, those considering getting in and those just watching for now.

With LMP now increasing it's stake in SREI to 11.05% you have to wonder just how long it is before a bid goes in for it. LMP is certainly looking to devour the sector rivals in my view.

Robleo, With regards your comment regarding a cut in the dividend, in my opinion, the company itself has a healthy bank balance and landbank which it can count on during this , dare I say it, lean spell. Additionally TW. has a clear dividend policy -

Our Dividend Policy, as an output of our strategy, is inherently linked to the cyclical market in which we operate. We continue to believe that our Dividend Policy should comprise a dividend to be paid throughout all stages of the housing cycle and additional significant surplus cash returns to be made at appropriate times in the cycle.

Our Ordinary Dividend Policy is to return c.7.5% of net assets to shareholders annually, which will be at least £250 million per annum, in two equal instalments.

Dividend payments still are well below the latest figures from the company where they said " they retain a strong balance sheet with low adjusted gearing and our 2025 year end net cash balance is anticipated to be c.£350 million, depending on land spend in the remainder of the year."

But as you say nothing is ever guaranteed.

I am not sure what you think I wrote but you need to read carefully. There is no point responding as it is clear you do not understand the simple point of what I wrote and I shall not respond further or I too shall be guilty of posting non TW related matters much like yourself. There is a place for your political discussion and I hope you find it, just not here.

GiantS - "Yes you're right saintly" - Thank you. I for one am not questioning your right to discuss all things non TW related but it is where you choose to do so that is the issue. Looking at your posting history you, and your cohorts, do seem to prefer politics to actual share matters. Have you ever considered moving your non TW discussion to the General Chat area - I presume you are aware that there is a separate chat area within LSE?. If not If you hover over the Share chat in the bar above it will show you that there are many rooms you can go to to discuss your political views. That would benefit those who wish to remain purely focused on TW and allow you to continue your discussion on a page where like minded individuals can get together. Surely that would be a more beneficial solution to all. Like I said it is not what you wish to discuss but actually where it would be better for you to discuss. Why do the few choose to ruin the room for so many. I think of it like going to the cinema when a group chooses to discuss all non film related matters loudly throughout the film thus denying those who wish to watch the film the enjoyment of doing so. I have to say that this discussion board for TW. is sadly starting to go down the route of the Lloyds room. This was at one time a decent forum for fellow investors to discuss all matters on TW but nowadays it seems to be turning in to a political forum. It would be a real loss if it continues in that vein.

As I see it I loved this company when I initially bought it. Ok so share price has plummeted but I still like it. Has anything made me fall out of favour ? Nope. Could this be a buying opportunity - yes. New tax year so I for one will be taking this opportunity to increase my holdings. I appreciate others may be a bit hesitant but this share will recover and there is money to be made. Each to their own but seize the moment. Good luck to all TW holders and those considering getting in. What a bloodbath week we have just had but it will get better.

Latest dividend announced. Div 15.36pps Xd 24 Apr 25. Pd 5 Jun 25. As previously announced this is a 5% increase. Based upon current price this equates to a very health return. Certainly one to tuck away for income.
