FF if someone did bid for SOHO would you be willing to sale letting a 10% go or keep hold? I got in here at 52p but after losing CSH recently would be reluctant to let another reit go...P.S if a bid did come in what price would you accept...
Excellent! At last above the water line + getting 9% div! IMHO the whole REIT area will recover in a 2 or 3 years.
Wow some big buys going thru books, might a rns shortly somebody's accumulating.
Some ones buying, bought another 6000, took 5 hours to fill, them big buys had 1st dibs, 11%+divi and was not that long ago 90p +, been rumblings of. Consolidation in rental sector, soho is under valued imv
Just made my final purchase. I said I'd buy it all the while it's 60p or less. I think interest rates will come down and the price will move fast. Either way I'm happy to get some steady dividends from a something stable.
GLA
Punter, imv recently it's said true book value should be £1.05p.
The nav is higher, there a lot of consolidating in rental, I'm saying a bid MAY come.
This as to be a 1bn buyout the return n divis superb, my self I had chance for 19500 at 43.74p on a deal when book runners took stops out other month. My last buy for 20000 shares took 2 and a half days to fill, tells me somebody's accumulating.
Whole REIT market up strongly today on good inflation number, with TP one of the leaders - good to see! :-)
Interesting sp movement. I wonder if there is a bid in the offing. Something seems to be going on.
FF you did well to get in at 48p...I'm in at 52p like others have said this pays an excellent divi at the mo... I did hold CSH made a tidy some on that when the takeover happened as for SOHO being taken over we will have to wait and see.....
FALCONER-FLYER
48p is an excellent price.
Tasty dividend and great share price growth.
I am only just in profit. At the moment up 7% (today)
Edit 7.5%
Happy to sit this out, as in wait for what appears to be an inevitable share price gain while enjoying a very good dividend.
I emphasise appears to be inevitable share price gain, not a certainly.
Been a buyer under 48p for a while, what return so far, this as got to be a target for a bid approach, really under valued imv.
These types of company's are being out left right n centre lately and pension funds consolidating.
I my book regards sp is at least 79p.
Hi does anyone know what's happening with MySpace? I see on its website that it now has what I think are two nekw board members, so looks like they have a new board as requested by the regulator.
Does anyone know if they have paid the arrears and/or if SOHO will now keep them as a provider.
Thanks
GLA
.......All aboard!, all aboard!.....handcart leaving in ten minutes....only a few seats left.....
TBH I don't want the price to go up. I'd like to just continue buying this and other cheap REITs all the while they offer high yields.
Share price slowly creeping up,more good news! I realise any day now someones going to come on here and give us a very convoluted reason as to why we are all going to hell in a handcart, but for now at least I am just going to enjoy the positivity.A bit old fashioned I Know but let me indulge myself this once!
Dividend held this year,good news!
SD235 - Re the 91.8% figure. From the 2022 Annual results statement, under 'Operational Highlights' quite near the top.
"91.8% of rent due was collected during the year, 25 out of the Group's 27 lessees recorded no material rent arrears."
One of the reasons (main reason) why RPs go bust is because they don't collect the rents properly from the local authorities/housing associations. So, there is a real chance of getting the arrears back.
One point where DivvyH is wrong - HOME REIT is a completely different animal - it was housing the homeless, and did not have the guaranteed support from the government does for Social housing.
"wishihadnt
The matter is being dealt with as per the RNS update.Still looking to double my investment over a three year time frame whilst collecting the very generous dividends. We all have our different attitudes to risk which is fair enough."
I doubt you will have to wait that long.
I am thinking 2 years assuming no take over.
As long as they sort the ludicrous amount of housing associations and those run by incompetent directors.
As an aside they receive the rent how does it go missing between them receiving it and paying it?
I would say running costs like directors pay.
"I've taken a lovely profit and reinvested it in FTSE 100 companies paying 9% dividends"
Unnamed in case others will come up with a different view.
"You need to research properly "
You have no idea what research I have done.
Your "i am superior to you" view assumes that others using the same research can't come to different conclusion" wrong
"posting on here trying to help others." Your not trying to help others your saying I am right this what you should do.
Bye mister Mainwaring.
"@SD235 Yep it's currently 11% and Inclusion is 31% of the company. If the Regulator goes after them watch out."
Watch out for what?
They merge them with another housing association?
Feel free to explain that meaningless statement.
Now you have sold out you want talk down the company?
Why, if it is that bad did you buy in the first place?
Didn't do your research.
I've taken a lovely profit and reinvested it in FTSE 100 companies paying 9% dividends with so much upside once the so called recession is over so I'll get the possible upside in this company without the risk - it's a minnow with high risk.
You need to research properly - and be polite to people posting on here trying to help others.
"@SD235 my last post. Have a look at what happened to HOME REIT.
Everyone else good luck."
I am well aware of what happened to HOME REIT what's your point....all social housing is the same? All are corrupt etc?
"Good luck to everyone else"
Wow that is a snide comment.
I never said they could cover there and clearly said so.
As in "i am fan of covered dividends if they can’t cover them due to loss of rent, then i am happy to take the resulting share price fall. i will cry though!"
@SD235 are you sure they can cover the dividend going forward
Everyone else good luck.
