Hi Troublesome, thanks for reply, wife not tested yet as not front line, expecting call up any day as most of her team have gone already, works with vulnerable children so hopping she does not get call,works central London very busy,she hopes to get tested this week.

Hi all, I just exchanged and completed on a property today, my solicitor said I could pull out if I wanted to, I did think about it for a few minutes then said no way, it may drop in price a little but it will then go up a little as always , how long this takes I don't care as I will be living there, yes shares are down by 50% or more but will recover some ground again over time, with all the doom and gloom,and terrible loss of lives we loved the house we have bought and hope it makes for a happy house for years to come, sitting at home with a glass of bubbly with my wife a nhs nurse.stay safe.

The people sitting at home working are the people who make the real coin. I was speaking last night to a friend who works in an investment bank and they are hammering on with the trades etc. But one telling thing he said in passing was that he has saved so much money in 3 weeks he could see being able to clear his significant credit card balance shortly.
There will be a return to normality when it happens and itll start slow but id say give it a month or two, everything will be back.
As for TW, theyve mothballed everything and have our dividend cash to ensure the bills get paid etc. And for once I'm happy to forfeit knowing the company is being run responsibly...unlike LLOYDS!!!

Hi All,
The real elephant in the room is the medium-term impact on the economy. There clearly will be a sharp shock to GDP in the short term, but the lasting effects of that will be key to how the whole economy fares. Of course- the UK is far from immune to the rest of the world too- and the US could well drag the world back for several years.
For all of the money being granted, loaned and guaranteed by the govt, this will be a long-term drag on economic growth.
If nothing else, these are certainly interesting times, and hopefully a 'once in a lifetime' experience. Anybody really expect a serious social shift because of this or in 12 months we will all be back as we were 6 months ago?

Hi Ben. I assumed that most of the larger builders are closed, pending UK GOV (Banks) approval to start up. However, I do expect that they will accept that the country will need to start some sort of normalisation soon, as stopping life and business for too long will be to difficult.
My best guess is that they will allow many businesses to carefully start up with new social distancing processes in place. Even slow and less efficient / productive startup will provide a welcome relief for the country.

My view on the lockdown is it came in too late and should have been stricter with more rigorous testing to trace and isolate people.
The testing issue is complex, we have some of the best scientists but the industry is more geared to making drugs than test labs and kits and has been the governments Achilles heel.
Am I concerned about taking the risk of catching the virus, well at the moment yes. After hearing what those poor people have gone through the lockdown will prevent most of us catching it at this time.
Most viruses weaken over time and the longer it takes to catch it the better.
Not having a lockdown of any sort they have predicted 500,000 would lose their lives.
I doubt the housing industry would have had any chance of survival with those sorts of figures

There, but for the grace of God, go I. The current lockdown is giving a breathing space to the inadequate NHS, which everyone knew, and I am not criticising the frontline staff at all, they are generally excellent. Funding is inadequate and the way they spend it is inefficient, as with all organisations paid for by Govt.
This disaster will have a silver lining cos Govt has to change. Keep lockdown indefinitely cos Covid-20 on the way, or decide on a proportionate response.
Don't think I am naïve or insensitive.
Yes, total shutdown of all industry will help global warming which is great, except people will start starving, all over the World.
There must be a balance, Global response, to all the issues the World faces now, and isolationism at this time is wrong, (like close all borders). But as Troubles said I'm no expert either.

"Experts" are dealing with a new virus and learning more about it all the time. Many, although having detailed knowledge in specific areas also lack common sense and good judgement and not sure a consensus has been reached ATM.
Following WHO guidelines in detecting, testing, testing, testing and isolating ASAP to limit transmission with the aid of a well-funded and prepared health service has always to be the most sensible approach to me - but I'm no expert !!

I am 66 but not worried at all about catching the virus. 30,000 died of flu 2008-2009, and no special measures taken then.
Now we seem to be able to delay the spread of it until tests, vaccines, treatment... are available which is great.
But lockdown will destroy the economy potentially killing far more people than the flu (let alone the inconvenience imposed on everyone in the country).
Eventually everyone in the country will be exposed to it and either you catch it (by which time there is a treatment), or you are immune.
So I hope lockdown ends soon.

I am hoping for lockdown to last little more than 1 month. You must realise that once HB's shut up shop their expenses are very low compared to other industries, and the Govt is spending a fortune in protecting industries and even the self employed in HB. So don't expect 3-6 months and even if that was the case, I think the drop in Sp already reflects the decrease in profits. Also the delay in completions and new houses sold is no more than a delay, ie not cancelled.
From an operational point of view for HB's it would be best to complete houses close to completion (might not be possible) cos security on sites could become an issue.
So in the greater scheme of things, a Sp drop is justified by decrease in profits, but 50% ? When the value (prospects) is almost unchanged.
If you think the Sp could double (even if you don't know how long that will take), it looks like a good investment to me, but I'm not saying the Sp will not drop lower, but it doesn't really matter. My original plan was to top up in May/Jun when I expect good news, but will keep under review every week.

When I said more positive news I was not referring to Govt announcements, rather Aus, Sweden and Far East (antibodies), besides testing, vaccines and treatment methods. Even in the Cold War there was great cooperation between academia throughout the World, and never better than now, despite Trump.
I saw an interview with Brian Cox FRS (not Dr or Prof any more) when the interviewer asked him about Trunp's idea on global warming. His reply was something like the consensus of Scientists throughout the World is that human activity is causing it. ie Fact, nothing more needs to be said, but nobody (and particularly Trump) believes experts any more.

Being in the vulnerable category I'd rather avoid getting the virus if possible. However if it means that your share portfolio will increase in value then perhaps my death and the death of thousands of others is worth it.
If the site lockdown lasts another 3 to 6 months,we may see another third off current homebuilder SPs
Anything new introduced into the home and any surface touched while outside the home is a potential threat, although of varying risk.
Always be prepared for any situation with appropriate cleaning agents, disinfectants etc...

I am thinking if we can avoid catching it for a few months then treatments will be better. Also australia are trialling bcg vacine as an interim answer. You will remember we all got that for TB many years ago and it is just my hope that the 'mild' infections are a consequence of residual immunity in some of us.Meanwhile tw staff are getting a good deal imv.
Govt needs to hurry up and get these antibody tests out to ease people's worries.
