Ir is very difficult for some of us to wander far from TEF,because matching their attractiveness for a multitude of reasons,it all but impossible.THe old faithful here are investing on the back of long experience in very closely related property careers and we believe we understand housing.For us,divesification might lead to an increase in risk due to getting into companies we don't understand to the same extent.Data shows that wide diversification can lead to very average results and for those that way inclined,a fund is often a sensible choice.So really,some of us feel that diversification will increase risk,not reduce it.

Not having a "pop" at you at all,it is not for me to make comment on the investment strategies of others and I have never been able to get anywhere near the huge returns detailed on your blog.My comments were addressed to the faithful or " the musketeers" as you call them.

The P/BV numbers for the current year and the following five,are anticipated to be in the region of ( at the present SP) 1.32/1.17/1.05/0.94/0.85/0.76.This would appear to indicate to the faithful that it might prove beneficial to stay fully commited here.

The reference to cyclical is just a reflection of how the balance of power shifts between buyer and seller,which over recent decades has taken an average of about seven or eight years to go from one extreme to the other.We seem to be half way, between the recent seller strength and the looming buyer strength.The peak of the cycle sees HPI well above inflation and the trough sees a standstill or fall in HPI.At the end of the day though,demand for new homes in TEF area is very strong and homes will sell if they are sensibly priced and fall within the limits of government purchase assistance schemes.Lokk what happened at Bermondsey when the last dozen were reduced in price to fall under the HTB �600k ceiling.

If you were in JDS'S seat,what would be your ten year plan for TEF in terms of private sale/IPRS mix,development locations,merger/aquistion intentions,HTB pricing focus,partnerships and close associations.

In 2017,the SP progressed from about 350p in mid March to about 425p by the end of April.....with stronger news expected this Spring,will we see a similar % advance,it is long overdue.
