Topped up my shares today at £19.80, it may go lower and it may not but in the long run I’m more than happy with my buyin price.

Will this have a positive effect on the share?

I sold a few hundred and bought card factory, as soon as that rises I will sell and buy in here. As soon as persimmon announce half year results this will move upwards.

If it wasn’t for the hope that card will return it’s normal dividend in a year or two I would of completely sold out here. Just the hope of a return to normal will generate big dividends for peoples buy in prices over the last two years.

Wisco, I recently sold £20k of card factory and used a chunk to buy more shares in here as I expected a better rise come 15th but even though persimmon have dropped they haven’t dropped as much as card so even if I leave the money in for the dividend I’m still well in pocket.

The highest the share has ever been in the time GLP has started their short has been £22.70 and not on every day they increased their short. If they suffer the dividend hit it doesn’t leave much room for profit unless the £18 range comes into play.

Mdunsire, So there is a massive shortage of houses which keeps growing every year yet you expect land price to drop 50%! That’s the most unrealistic figure I have heard.
It never dropped that much after the banking crisis and the covid crisis in fact they kep rising so how will there be a significant fall which in turn would put most of the house buying public in a no move place as that would mean the value of their property would be far below what they paid for.

It’s a bad time to hold a short position on persimmon next week as if they don’t close it soon they will be liable for the £1.10 dividend as well. Even if it drops to £20 they aren’t getting out of this well and if they close we will see the share price rise.

Oldguy, With a week to go till ex day , unfortunately I think your prediction will be closer to the mark.

I think card factory had a lot to rise this year where as I think persimmon will be a slow rise, either place I have my money I’m more than happy

Lloyds bank, There is virtually a pound rise today since close of business last week. Only anothe pound to go and we are at £24.
Ideally I would like it higher than that by 15th June but I’m happy to sell a good few shares by then, I need to put the money back in card factory as I used it from those for the short term rise to the dividend.

All the reasons why persimmon is taking a battering now plus extra tax levy for the cladding so the government don’t spend their money.

I like buying into Lloyds, I sold them not long ago at 55p but haven’t bought back in again even though there has been some excellent opportunities. The share price as of now is a cracking buy in price.

The initial numbers persimmon forecast for June 30th will be complete but persimmon have a habit of adding a lot more sales into the half year figures to push sales up and those are the ones they will have trouble with.
If there is a slowdown persimmon is ruthless and the first thing they will do is slash labour costs and shop around for cheaper material costs as the sheer volume of work they have is enough to get people to work on lower margins.
Persimmon sells the cheapest houses of the big builders so the dividend is safe.

Share is down due to sentiment from Ukraine war and cost of living crisis. Once good news comes in on both of those a lot of shares will rise.
Psn will struggle to meet all the sales as there is a labour shortage and materials are getting harder to get. If sales continue the way they are I think all the housing companies will be increasing the prices on their houses. Also with increased labour and martial costs there will probably be another reason why an increase in house prices will happen.
It’s pointless banks saying prices are going to drop as if it’s a private sale for a house the seller just won’t sell and if it’s a house builder they will just add some free extras.

Wisco , the dividend won’t drop as all the directors hold shares and are also given a percentage of their wage each year in shares so if they drop the dividend they are basically taking money out of their own pockets.
Persimmon literally can’t build the houses quick enough for all the sales coming in, the amount of advanced sales is quite high and rents are more expensive than mortgages so people want to buy.

From where we are now to moving up to £24 is only a 10% rise and there is two weeks which is loads of time. I invest in ufo and that rose 20% alone on Wednesday.

It’s because I can’t see it rising much but people will buy in for the dividend and a rise to £24 isn’t much but I expect it to drop back to its lows after ex day.

I think the breakout will be closer to half year results time? It seems to have found a new low where I think we could hover around for a few weeks/ months
