In the last recession, PSN fell -85% from 2006 peak to 2009 trough... So, in a worst-case scenario, this could bottom out around £4 in 2021.
Assuming a milder-50% peak-to-trough scenario, It would suggest a bottom for PSN around £14 in 2019 or 2020.
The first big risk is no-deal Brexit, which would drive PSN much lower. Fewer rich foreigners buying UK housing stock.
The second (and biggest) risk is communist Corbyn. If he gets PM and rages against "greedy" housebuilders, ramps up corporate and private taxes, whips up a frenzy about the homeless being priced out into the streets, and clamps down on PSN and other private firms, this will collapse and £1 would not be impossible.
