PS just checked dividends are not flat. First two last year 4¢ first 2 this year 4.25¢

I expect an increase but due to the buybacks less than they would have with out the buy backs.
Undoubtedly they think buy backs is better value for shareholders.

Supposedly during the very low interest rate period, some investors put there money into property REITs as they were considered lower risk than stockmarket in general. Got that wrong! although who would have come up with covid.
The main thing to note is that NAV have stopped falling which is a clear statement that share prices have fallen to far.
Buying shares at this price means that gap between gilt returns and reit dividends is to wide.
Or NAV have further to fall.
I suspect that when interest rates stop rising then and only will we know what NAV really are, as they must be based on the selling price of the properties which is set by the returns.
No time soon I suspect.
Personally selling up is by far the best option. Offer for each and every property.

If we don't put interest rates then inflation will rise. But if wage inflation isn't keeping up with CPI then that's disinflationary. Extremely so.

No there not It's called supply and demand.
As an aside wage inflation is not increasing at þhe same rate as price inflation that's disinflationary on its own but unlike interest rate there is no lag.

Not a great way to compare.
Henderson far East. Trading on a 3.4% premium. 9.1% dividend.
Share price gain negative over every period of time. Down 33% over 5 years.
VPC trading on 27.5% discount. 10.5% dividend.
Minimal share price loss over 5 years 1.79% to be exact.
It's difficult to find fault with vpc.
I will keep looking!

Chrysalis the NAV are falling. At some point they will stop falling as will the share price. I don't believe that will be anytime soon.
Instead I have gone for private equity investment trusts. There appears to be a "read across" from growth capital. Despite the majority of companies owned by private equity being profitable from the start.
3i group on 20% discount normally on 20% plus premium and the king of dultech Hg capital also being on 20% discount as opposed to being in and out of a premium. Bargains galore in private equity.
