Tax is only deducted when profits (Corporation tax) have been declared. Having cash in hand is also different and can be used to off-set other expenses such as buying other companies brands.
It is correct that the number cruchers will find a way so that profits are not taxed fully at 25%.

MS: They are increasing holdings in stages to stop large spikes and also allow profit taking to help keep the prices as low as possible. Can see M.S. loading up to 15% min so do expect further RNS over the next few weeks. Just sitting back and watching it rise for now to 40p target price.

Thinker, dont know if it`s any consilation, but looking at the long term charts, the lows are mainly in Jan/Feb for each financial year. They then go on to reach highs a few Months later before retreating again. I call this a cyclic trading chart so hopefully will be back to £45 + in six Months.

It could be that MS are buying for another party. Like anything, people would want good property assets as cheap as possible knowing that Hammerson has them, but also needs cash to pay off debts. Thats my opinion. There could be other reasons but they obviously want some of their assets. I can see a debt for equity rather than a full cash offer on this one.

Deepjoy: The 3 Year charts will back up the trending lows around this price. Can see support at these prices but will need some positive news to start moving North.

Morgan Stanley: Can see a stake build to 15~20% before any major announcement made. That would take the S.P. even higher although there will be some profit taking from PI`s along the way. Worth holding onto for a while longer if you can.

TOM78: Total agreement and markets love to put fear in where in reality, there isn`t any. If you are a long term holder, then this will bounce back as always. Had another top up at these prices and will be buying more if it drops further. Panic selling is not the answer so either top up or hold.

Will need to aquire a bigger stake before any takeover offers. Usually they have around min 20% so that they can get a majority yes vote from the other biggest stakeholders. Not sure who has large stakes in this one other than MS & maybe directors.

Might see 27p Today then at end of play if shorters are closing positions.

Now holding 7.7% as per RNS. Smelling a takeover.

Gives some hope that commericial property is wanted.

The revised NAV after the rights issue is around £1.12 i believe. Based on this, then i can see the normal trading range to be 85p upwards. Any thoughts on this ?

Call it a correction then if the company is overvalued. With over £7b in cash, and rising dividends, then this is an attractive price so can see some upside. There are plenty of other Companies overvalued in the FTSE 100 and not doing as well as UNI so is it really that overvalued ?

Think you would have to be very brave to short at this price level based on ex-divi drop. As seen, there is support at these levels and could even see blue Today although most would expect it to be below £38. Strange market given that ABF has massive profit warning yet price is stable based on lockdown finishing soon. Sentiment is leading above fundementals.

Agree, there is more upside to come but cant see it hitting £1.00 soon. Be happy with 40p in the next few weeks.

Ex divi date on 25th. Record date on 26th Feb. Need to on the records as holding on the 26th i believe.

A few more RNS regarding Morgan Stanley will confirm serious stakebuilding which will start raising questions on why they want in. They must think it`s seriously undervalued.

Morgan in stake building for a reason. Hope it`s not so that they can lend out for shorters. Wouldn`t have thought so knowing that lockdown will be ending for retails soon.

Agree with what you say as there is not justvone reason for SP drop. Have heard that the tea division will spin off this Year. Not sure if this would be a share consilidation for holders. Perhaps you can give what the outcome would be ?

Probably the right decision to wait until ex-divi date given the market sell off. Can go either way but expect lockdown news to give a short term boost to stop the rot. Will be buying more myself if price continues to drop as bargain hunters will be ready to start bulding up decent companies. Wouldn`t guess where the bottom is on this one as it`s caught up in the panic sell-off.
Rising Pound not that good for exporters and also proposed raising of Company profit taxes. Still a profitable Company with lots of cash so feel the sell-off is overdone. Good luck if you can buy even lower.
