Well I've jumped off the fence and topped up. Kiss of death probably!

My broker insists they are not Hukster, but will find out soon.

Rzez I'm hedging both ways and topping up but only at half the rate. As a LTH I'm happy to fix in some hopefully good dividend returns. Same as property prices, IMHO any fall is largely immaterial unless you're selling and moving downmarket.

I topped at 118.50 Temple but there are no trades either way showing below 118.8!

Also we have thousands coming across the channel every week and, unless we build them more hotels, the demand for housing will remain strong.

FWIW I think the divi will be cut but even if it's 50% it's still a good figure. I think the market has already priced this in.
