Just my opinion pasty. I have weighed up the risks and reckon I will make 50% in 5 yrs as a mixture of dividend and increase in share price. Not worried if dividend is 2-3% and share price increases by 7-8%. Investment is not a science, it�s weighing up the risks and taking a punt at an entry point that you are happy with. Easy to sit on boards and criticise others comments but that gets you nowhere. Take the plunge and make some money!

Have watched this come down and although I may not have caught the bottom, happy at �2.05. Will take 7% yield for next 5-10 years and wait for DT to buy the remaing shares that they do not have. Reckon that with a buyout plus dividend will make 10%+ pa. Where else will you get that return on your money?

Why not just wait until Intu start selling off assets and buying the better shopping centres?

The directors are not acting in our best interests. If someone knocked on your door and said that they would give you 40% more for your house than you thought it was worth you would not say no. You certainly would not say that you are not prepared to sell as you are buying the cheap house around the corner that no one wants

The Game in Watford is obviously trying to look like a charity shop. One of the worst shops I have ever been in. What is going on? Watford is a good middle class market where customers will expect more. This is looking more and more like a deliberate managed decline in this company

Just read about them converting part of Oxford St into an office. If they are struggling to make their flagship store in London to work, what chance do they have in their other inferior locations. Think that this is the beginning of the end?

Does anyone know how much the Maplin partnership will cost the company? Why don’t they just open the windows at head office and throw money out. Have to question the decision making process, was it not obvious that Maplin were in trouble?

Just been on website and the number of openings seems to be well down on last year. Are they slowing down the pace of expansion? May explain the recent selling activity from the directors?

3 directors have sold shares in the last week. I am guessing that there will be some bad news coming out shortly, probably the LFLs that they refused to give at the last update?

They will need the cash to keep the company going as 2018 is going to be tough for retail and in particular for discretionary spending. They sold their head office last year to raise cash but have increased their total rents by over �1m a year. Personally I cannot see them being on the High St in 5 years time. There is money to be made from the gaming areas and online sales but it will need a lot of money to close all their shops

Can see this falling back to 18p. The FD has obviously seen the future and decided it�s not worth being part of it.

When the directors start selling this will be back to �3.20. The CEO ramped this up to enable the directors to sell. To not give LfL figures is just wrong and the reason why I sold. Something does not add up

Sold these fortunately at £3.25 and will buy back at £2.50-£2.75 which looks fair value to me. Eventually M&S will come right or someone will buy it. If the boards salary increases/decreases were linked to Christmas LfL figures, performance would soon increase. Just called into local M&S and thought that I had been taken back to the 70s. What a shocking shop at the moment. Think that I was the youngest shopper and I am almost 50. The sale section was like a charity shop and very few staff around on tills. Without any music you have the ambiance of a library. There are so many quick wins but clearly no urgency to do anything. Shares still overpriced

Will be interesting to see which major shareholders dump their stock this week and take the losses rather than wait until this company disappears.

Interesting analysis but completely wrong! The retail landscape is changing and Debenhams is not part of the future of shopping on the High St

I have held these since just after floatation and have had a good run. Out today as I have big concerns over them not giving like for likes in the recent update and why they keep opening stores in Debenhams which has major issues. I think that the board have ramped this up so that they can sell shares and as soon as they start selling we will be back to £3. Will be back in at sub £3. May be wrong but gut feel is that this has peaked for a couple of years

Can see 15p by year end. Make no mistake Christmas sales are going to be shocking for all retailers and Debs will be one of the worst

Went in Oxford St today. 10-30% off almost everything, escalators not working and WCs out of order. This looks like a desperate company that is slashing margins and not spending on repairs. I fear that this will be the last Christmas for them. Only hope is that they do a CVA to offload loss making stores. Bad news for Debenhams but great for other retailers.

Patisserie Valerie still seem to be opening concessions in Debenhams. If Debenhams close 40 stores (or shut down), does anyone know how profits will be hit? How many consessions do they have?
