just cannot post a decent rise now having serious doubts about this share and its ability to recover to 200p long term can this actually go lower still to maybe 170p it would not surprise me as sentiment is just not there for the builders at the moment

i do not understand your mentality graham you say you are happy with a share price of 179 which i agree is where we were last year but will you be happy with this price indefinitely as on august 1 2017 the share price closed at 194 in january 2018 the share price peaked at 210 i do not believe the share price is going to reach 210 in the next 11 months probably not even 200p but i definitely think there is some upside to this so there has to be some movements upwards sooner or later

drop of 24p if you include the dividend from ex dividend date 30 may 2018 price 201p to low of 177p 28 jun 2018 conclusion being the opportunity would have been there to buy at a much lower price after the ex dividend date also the period where you could have bought sub 180 is prolonged and likely to continue but then again hindsight is a wonderful thing

hello graham yes we are at the same level as last year only difference is the prospective yield is bigger now because of the capital markets day foolishly i believed this would have offered some protection against the ex dividend drop as happened in 2017 but as we know this had made no difference to the support in share price dividend 10.4p dividend drop 24p from the peak of 191 may 31 2018 to 177 a drop of 24p more than twice the amount of dividend i think the lesson to be learnt is people will just dump this stock after qualifying for the dividend no matter what the yield on offer

are you having a laugh graham you say tw will only crash if we go into a recession they are 14p down from ex dividend 191 to 177 now yielding over ten per cent if taylor wimpey as promised pay over 18p per share in my opinion and i am sure other people will agree with me they have already crashed not much lower they can go now

trading statement aug1 2019 taylor wimpey it will be interesting to know what the share price is on august 1 as i know it was 195p last august hard to see this climbing back into the 190s let alone 195p on august 1

wigan even if trading updates are good from psn and bvs the market usually sends the shares lower any old excuse also we have the august interest rate rise which will send the shares lower the market is not buying into the 5 year plan by taylor wimpey this is obvious

ftse up about 70 pts yet this dog of a share keeps falling what will it take to post a decent rise

yield over 10.2 per cent i did not think we would fall back under 180p again and now we are under 178 this is alarming

hello nige i agree with a lot of your points and whilst i am underwater now you only make an actual loss if you actually sell and who would sell at these crazy low prices unless it is a forced sell we only differ on our price targets mine being a conservative 200-205p come end of may 2019 and yours being about 25p higher of about 230 but i have no doubt that there will be a lot of ups and downs along the way there

thanks for your concern bamps i have a modest 3 bedroom buy to let property in manchester which i am getting 650 per month rental income no wife or ex wifes and children to worry about obviously my investment in taylor wimpey is much greater and having all your eggs in one basket is a big risk but i have a nature that loves taking risk i did not forsee the low of 178 last week and i am sure many other people were surprised by this i have to add whist i am not a great drinker i had to drown my sorrows by mixing absolut vodka and budweiser most days last week so while i am underwater now as will be a lot of people i see upside in this up to about 200p maybe 205p going into special ex dividend date may 2019 and do not think we will revisit the 170s again obviously it is going to be a rough ride getting there

heres hopin i agree with some of the things you say and i feel you bring a balance to the debate which is much needed there was a lot of euphoria following the capital markets day presentation and the share price went up about 10pence to about a peak of 205p a few days after if you factor in the dividend of 10.4p the share price is now 14p lower than the peak of 205p clearly the market does not believe the yield of about ten pent is sustainable the yield now is the biggest in the ftse 100 i am one of the few posters to mention the sustainability of the dividend clearly something has to give as any yield of over 8 per cent in any ftse 100 company flags up concerns for the company in question clearly i would like the share price to increase as tw is my only investment but i believe there is limited upside to this maybe even just 200p and that would be going into special ex dividend day may 2019 obviously there are going to be a lot of dips on the way there as experienced last week

intraday chart straight line down share price down over 5p also down over 4p a few days ago why do we not get days when we get a significant rise of 4p or over i dread to think what will happen when they actually do raise interest rates

the difference this time round is that taylor wimpey on capital markets day announced a 5 year plan of increased dividends equal to 18.3p a share for the next 5 years now we know that it was not worth the paper it was written on it would not surprise me to see this trading lower tomorrow

i agree with you cm45 this has been 5 bad days in a row counting last friday people say it is the dow jones or sector peers now it is interest rates if it does bounce it will be a measly 1p or 2p but when it goes down it can go down 4p or more in a day a sure way to lose your capital at this rate a 18.3p dividend will be gone in capital losses

hello johnson i agree barratt and taylor wimpey are undervalued at present but i have already invested at a much higher price in taylor wimpey i have no further funds to invest and yes investomania and motley fool have good reports on barratts and taylor wimpey but having very little effect on share price

i cannot believe the share price just keeps going lower the yield now ten pent this suggests the market does not believe this is sustainable i believe the management of taylor wimpey were wrong to issue forward guidance of 5 years of increased dividends the market certainly does not believe it

hello graham lloyds is a share i have succesfully traded a couple of times the last tax year it just depends like any share on your entry point i have done numerous trades on taylor wimpey more often than not losing on these trades i am in at 203.5 including costs with the divi to come on my latest trade just getting back to my buy in price looks a long way off i am down about 10p a share i am think i am going to be in for a long hard slog of course new entants into taylor wimpey at sub 186 and there will be many have plenty of upside to look forward to
