never mind the next few years the next few days are going to test my patience it keeps creeping above 170 then going sub 170 i cannot see this getting much above 171 and you have your capital tied up in this when there could be better oppurtunities elsewhere also there is a incompetent management where they are practically giving away houses running a business like it is a charity refer to my previous posts about tw not accepting a higher offer of 10k on a house when nothing was signed then they went for the lower offer as they forgot they are a ftse 100 company with a duty to the shareholders as well

hi nige i agree about the madness in the share price it is driving me crazy also the almost guaranteed swing between 171 172 to 168 169 this has happened so many times now that i am kicking myself for not selling and buying back yesterday was a great example sell at 172 buy back today at 169 the problem is there are so many traders doing this that as soon as it reaches 171 172 they will start dumping causing the share price to go down so the whole thing starts all over again

wigan it is great for people who have money to invest at these low prices but i along with many others woodford included bought at the top have no money to top up yes i believe the sp is set by supply and demand until the big players return to buying tw i cannot see an end to the yo yo trading between171 -168

graham with the yield on offer they cannot go much lower but getting above 172 now seems to be the problem i think tw is now trading on the ordinary dividend and the market is discounting the special as there are no guarantees beyond 2019 also i have major concerns about how this business is run where the company does not care about the ethics of shareholders being shafted but will discount houses to the point where they are giving them away my previous post mentioned my friend willing to pay 20k more on a reserved plot which was sold at a discounted price my friend was told it would not be ethical to accept a higher offer

hi troubles i agree it gets to 171 172 then goes back to 169 168 this has been going on for ages it is so frustrating but great for the people selling at over 171 buying back sub 169 it is almost guaranteed to happen and beats going to work if you can make a few hundred doing this every week i believe redfern needs to address this share price slump and announce a share buyback also not helping that tw are offering incentives to shift their homes this affects the bottom line the sales people at the sites only interested in meeting their targets i know someone who was prepared to offer 20k more on a reserved home on a tw site contacts have not been exchanged tw were not interested amazing

yes but tw is the worst performer also when builders rise tw usually rises the least of the 3 big builders this is becoming so obvious lately and i have mentioned this for a long time

hello tom i have also noticed for the past 2 weeks that after hours trading is mostly in the red and there have been some substantial sells that can also explain a lot of the share price weakness as a lot of these trades will be shorting the stock to buy back at a lower price also day traders are buying and selling to make a quick buck friday was a classic example of about a 4p swing where you could have bought about midday sold about 4.00pm to make about 3p a share there is a lot of negativity about housebuilders at the moment and i suspect next week will have a lot of ups and downs but i hope you are right about 173 and we dont go sub 170 again

anything downwards is possible on the other chat board posters are predicting 150p 153p this will be a disaster for me but i have been proved wrong many times with this share just when i think we are over the worst heads down again thinking if it heads downwards again will press the sell button at 170p as lately it just goes up a few pence then heads down again not making any progress at all

i certainly did not expect the bounceback i was about to press the sell button at 167 i had just had enough luckily i did not but this share has a habit of going back into the 160s and reading terraces post he is saying there is another 10% downside to the share price who knows the real answer to this

yes i agree what you are saying wigan but at the moment there is more downwards volatility where the share price can keep falling in a single day in the last few weeks wheras the days when it can post a decent rise are few and far between i have been one of the few posters to mention this and now all the chickens are coming home to roost hence the share price fall from 191 to 166 that is 25p a lot of people will have had there fingers burnt here buying at the top including me and woodford though i am not comparing myself with him and any top up will make very little difference as my trade was a large one at the peak so sitting on a massive paper loss and if i do need money or just lose patience then it becomes an actual loss if i press the sell button

i disagree graham about the summer months this time last year we were trading in the 190s if i recall even went over 200p on a yearly basis we are over ten per cent down the problem i see is that the market is thinking the housing market has topped clever money are taking their money out and you do not see institutional investors buying tw and there are question marks about the sustainability of tw special dividend yes we will get it in 2019 but the market is looking beyond this

hello graham the problem is i bought at the top and there is no end in sight for the share price slump back into the 160s again today so 4 days in the red this week yes i can wait for the share price to recover but there are no guarantees that it could recover i am wondering now are we seeing a trading range 165-170p every one penny rise now is hard fought and usually dissapears the next day but more often than not we usually end up in the red these days

hello guys tried to keep away from posting about the shocking share price falls this week did not believe it could go sub 170 again but it did yesterday but i have an experience to relate on a recent visit to a local tw site i visited out of interest the showhome had already been sold for 340000 pounds but tw readvertised this showhome at a lower price of 330000 pounds naturally the person who reserved this house would want this house at the lower price i happened to be in th sales office when the 2 people who reserved this showhouse turned up asked if tw can honour the lower price of course tw being the charitable organistion that it is having seen the share price slide over15per cent in 3 months agreed to this when the buyer already had an agreement to pay 340000 pounds the net result of which tw receive 10000 pounds less than they should have this is absolutey shocking and no wonder bdev always seems to outperform tw as i have constantly mentioned in fact would any other rival be as incompetent as this

hi tom i admit it must be tiring for some but what i have been saying is quite relevant at times we are in a pronounced slump about 40 consecutive days in the 170s a lot in the low 170s the slump we had last year after the payment of the special dividend did not last this long and as i recall by results day august 1 2017 we were trading above 190 even you and nige have admitted tw could go lower stil and you yourself last week said i hope it goes to 168 so i can top up which strikes me as rather strange as you will be taking a hit on your core holding and whilst i do not want it to go lower it will not surprise me if it goes below 170p again so that makes 3 regular contributors not having much short term faith in tw but i want to make it clear i am not questioning yours or niges long term positive outlook for taylor wimpey

i just looked at the buys and sells where there are about 600000 sells to 300000 buys up to now which i admit is very low volume and you are right wimps has a lot of small traders trying to make a few hundred each week day trading easier said than done yes you are right about the positive news to change sentiment or even trading statement but the next one is quite a long way off just have to wait for psn trading statement and hope that gives the sector a much needed lift
