i think even with a positive update it normally does not help the builders share price barratts today is bucking the trend i have found out unless you get the timing right on builders shares you will be down and could be waiting months just to get back to your original buy in price that is if you have the patience to hold for a recovery i normally do not have the patience and sell at a big loss only for the damned shares to recover subsequently i suspect the imminent rate rise will put further pressure on the share price

hello mark bell i have never invested in petrofac but did have a think about it a few months back my investment style is similar to yours i tend to go all in a particular company trying to make a quick trade sometimes you get it right more often than not you get it wrong but i do not have the patience to wait for a recovery if it does go wrong so take a hit i am currently invested in taylor wimpey heavily down will just have to ride it as like barratts they are just sinking market sentiment political uncertainty and tarriff wars between usa and china not helping but the fundamentals of tw and barratt are good so there should be a recovery in the share price especially with the yields on offer

i agree mark bell this has been a downward trend from hell and fully unjustified and this has affected other builders as well i refer to your previous post regarding petrofac where you say you could have bought at 415p and sold at 650p costing you 40k my question is would you really have sold at the top if we could all buy low and sell high we would all be millionaires

why the narrow trading range of 1p this is like watching paint dry

hello graham i am also surprised by the fall in sla share price people who bought at the top there like tw are well down more than the dividend amount nowadays investing is becoming more and more like gambling in a casino

terrrace i agree with a lot of what you say people like me who have bought at the top are already down more than 18.3 pence per share so there is no yield and there is no guarantee the shares will recover and i will get my money back and i also agree with you that there was a lot of hype on this message board and the other message boards after the capital markets day presentation on may 15 with some posters pointing out that because of the projected 5 year yield the value of taylor wimpey shares would increase as there would be fewer sellers thus driving the share price up sadly for me i bought into the hype and we now know that there are still plenty of sellers of tw and the projected 5 year yield has offered no protection against capital losses

pcla you make a valid point that because of the commitment of the 18.3 dividend they have no money for share buyback but the commitment is only for 2019 and my view is that a share buyback after 2019 is preferable to a special dividend in 2020 should the share price be low enough to warrant it

heres hopin you are right it got close i do not have a crystal ball but i am hoping we have a steady climb upwards to the results on end of july i am not expecting a miracle but would expect a steady rise and if the results are good hopefully we get into the 180s but the problem with shares in the housing sector any negative publicity unduly affects the share price

pcla i agree that there is limited upside to tw i actually think 1.85 -1.90 going into the special dividend may 2019 those looking for 200 plus i think are going to be dissapointed where i disagree with you is the downside i cannot see these going sub 170 it will be a disaster for a lot of people who have bought at the top over 200p like myself also the share buyback being talked about by other posters does not mean buying 3 billion worth of stock but even if they bought ten per cent stock i think that would help the share price

hi helena i also think taylor wimpey will struggle to reach 200p even going into may 2019 before the payment of the special dividend my thinking is it will struggle to reach 195p by end of may 2019

Strong start up about 2p starting to fall away when will this damned share post a rise of 2p or more in a single day tempted to press the sell button on these damned shares

hello tom it is really painful to see the share price go down for no apparent reason i am not confident that the share price is going to recover to the levels we have seen before to over 200p

there is no significant buying at these low levels which i find strange are people waiting for this to go even lower

rax factor i agree with you 100 per cent i find it very strange also that taylor wimpey has not gone up with the market on any rise but when it does go down it can go down 3 or 4 pence in a day but lately cannot even post a rise of 2 pence a day i have been on this chatboard constantly stating this i actually am of the belief that a recovery to over 200 pence like a lot of chatroom members think will happen come ex special dividend day 2019 end of may is now not possible and we will be lucky to see 190p

started over 2p up now falling away probably end up down on the day absolutely pathetic what i dont understand is that there seems to be more buyers than sellers

Full year dividend 18.3p yet we are down 17 pence after the dividend was paid closing price 191pence may 31 to a price of under 174 pence today what has changed in 5 weeks it has been a long time since we had a rise of 2 pence or over in a day yield well over ten per cent this is unheard of

psn update tomorrow i think there is a likelihood the psn update is not going to be good that is why all building shares are being marked down today as they will probably fall further tomorrow

calisto i agree with you brexit interest rate rises which when they happen will be very small tariff wars between the us and china and the rest of the world is not going to stop people buying there first house or indeed moving up the property ladder i live in a small town in manchester and my cousin and her husband are buying a taylor wimpey semi detatched having sold there old home i just think the market makers use any old excuse to mark these shares down
