Profits are down 10% at H1. Guidance for H2 is for 18% mores sales and 90% are forward sold at today's mortgage rate.
Divi will go down 10% tops but in all probability be static at £2.35.
For the year after 2023 (paid 2024) who knows but 50% seems out of kilter with all other anayists.

What is not a good bet on past performance is RRRs pre embryonic lithium interests getting off the ground.

Krusty your point re tipping point on interest rates is true but the tipping point means lower expections PSN operate at the bottom of the market so should be insulated. This is painfull

Crazy - second half completions guided at 7,848 to 8, 348 . That's 18 to 25% higher than half one and profits will jump commensurately.
Yield now 13.4% and even if divi takes a 10% hit which it won't 12%.
Great buy in price. My average is £20 but happy with this company.

Trading update said results will be modestly above expectations. They would not say that lightly so think they will be steller.
For me net assets matter any increase - cash is down £600m but land ox up £200m and working in progress significantly higher hopefully £400m plus. Forward look will be interesting and a statement on 2022 divi (paid 2023) would help. I'm pretty hopeful fundamentals of housing are solid and PSN operate at lower end of market and average house price of PSN is affordable.

Fair deal I'm sure that's accurate and moves it from low level to a lifestyle company. Run by the Directors primarily for the benefit of Directors. I may be wrong but Bubbles and Hot ticket might not have as much of the pie as they think :)

Clearly the management who are still the management did not play fair then and there is every chance they won't play fair in the future. This is AIM which is allways a risk and the next warning Bell is do Management have form - the lifestyle company ? As sharp practices it quite low level but I would caution posters not to get to excited. For me I will take original investment off the Table at 4.5 and let the rest run. Good luck all

. I sold about a month ago a few days after trading updatev spooked by the Insurance figures and suggestion of a goodwill impairment at £1.63. I put everything in PSN which has gained slightly.
Still retain an interest of 2300 shares in wife's SIPP so cheering you on.
I was pondering buying before results if it remains this level. My main concern is they for the second year they cancelled the 90 day world Tour for Jan 23. It was 50% full but as a single cruise is 13% of company capacity. They have a short time to fill replacement cruise and this will probably negatively impact declared bookings at the next update.
Hopefully these will be the last of the headwinds and good luck to all holders.
RH - I just did ten days cycling in Orkney and Shetland - superb. No MH and pedal arm severed on most Northernly point on Island. Bad news £150 for taxis to bike shop in Lerwick. Good news £7.50 for repair at the co-perative after three members of staff scoured tens of cycles for a hour and a cannibalised part.

Not everyone is a fan of buybacks but they make sense at this level. Maxing out the $200m should be 45m share which is 5% of share capital. Not to be sniffed at. I for one would welcome another $200m with a cap of say £4.50 on share price.

There used to be a poster called Me Magic who had a list going back to the begining on fund raises.
My guess is we blown £50m of fund raise and £10m of Jupiter shares total £60m and are today a £6m company.
I've made up the £10m and £50m anybody have a more precise number.
Company probably at the bottom of its valuation and could be some money to made but only if you sell into the rise as dilution inevitably happens. That's the paradox all SHs have that perception so traction is difficult.
Still think a new leader would invigorate us but that's not going to happen as this is a CEO lifestyle company.
