Hi troubles I agree with you about the sorry mess this divided government has got us into and the housing industry is well caught up in it. Nige we've had this discussion before about imported materials I can't understand why you keep saying we don't use much to build houses. The basics are stone, cement, clay, glass and plastics. Everyone of these takes a vast amount of energy to produce ie oil and gas. With a No deal Brexit the pound and confidence may slump and force the price we pay to rise. Also the supply and demand is out of proportion at the moment any lack of confidence will make the banks cut back their lending but the real demand will be in social housing not private. I personally hope a good deal will come and everything will normalize. My pension rides with this company, I want it to succeed obviously. ATB

Hi troubles Yes a bit hyper today Been waiting 8 years with Sou from 4p days so already doing ok. In researching companies I don't look at the figures I research the people first and James Parsons is one to follow to make money. I like Peter Redfern but he doesn't communicate to the likes of us. Others I follow are Leo Koot of CERP and the board of Londonmetric. My son is an accountant and he's like Nige always looking at figures. He can never see through the mist :)) I've got special glasses for that. ATB

Hi pickled hic :)) Couldn't resist that:)) I think you were right to mention being careful when others talk about their various investments. I fell for the hype with VOG and lost a bit , my research was extensive still got stung. Keep posting ATB :))

Been here since before the merger when Pillar properties got took over I followed the directors. This is a sound steady company that will keep growing. I like the quarterly divis but wish they could grow a bit faster than they have been doing. I wouldn't be surprised though if there is someone eyeing them up considering the portfolio they have built up

Hi pickledonion I don't believe there's anything wrong in mentioning other shares that we have invested in . It's good to see what experiences others have with different shares and to find new investments. I agree it could lead to people buying in without doing proper research, research and research again. Like me you will probably still make mistakes. ATB

Hi Nige, Tom Been to Pembrokeshire for few days to get away for peace and quiet. There may be a slow down of new house building around London but there is no sign of it down the M5 corridor. Sitting in the pub the other night I heard different tables at the same time talking about how many housing sites are around and when will it slow down. Its bound to slow down at some point but with 1.4m on the housing association waiting list there is going to be a boom from that sector which Tw are not involved with

Hi Gaspunter I agree about the beers they are brewing great beers at the mo. They stated at the agm their policy was to leave the discounted food and go upmarket. This they are doing but the prices have risen steeply with the same quality microwave meals

Hi Owls When have I written anything about what it said on here effects the share price. I don't mind negative comments of any kind but please don't repeat them day after day, that gets anybody down

I've been looking at the presentations again and the bit I find intriguing is that they have a 20m-400m target of which there are many multiples. If when they drill they hit a 20m reservoir at say 10% recovery over say 10 years extraction = 200,000 barrels of oil per annum or roughly 600bopd what if they hit the 400m reservoir that's 12,000 bopd x many multiples. Think they going to have to get a bigger truck x many multiples :))

Hi Tom Nige. Feel a bit two faced owning these shares and living in a 1950s bungalow with a massive garden but I could never live in a new house again after buying a Tarmac house in the 70s was poorly built. In the report I mentioned it says a Tw site in Yorkshire somewhere has had unadopted infrastructure for the last 7 years, so something gone wrong. Went to see my financial advisor in the HSBC and he looked at my portfolio and said I should be moving my shares to ones which pay in dollars till the Brexit thingy sorted ie HSBC, BP, Shell, I said I've already got them ,he said all the others . Might think about it probably won't. He said the HSBC fund I'm in are doing it and moving into euros

Hi Nige My solicitor wouldn't let me take on a house with an unadopted road, how they've got away with this heaven knows, not good in my opinion to leave the residents to pay through a management company.

Hi Nige It came from a report from the Homeowners Rights Council. I couldn't read it all at the time makes me cross. 325 sites all round the country from all builders have not signed agreements to adopt the infrastructure which also includes rubbish collection. To save costs builders aren't signing the agreements . Maybe councils don't want to take on any more There is a petition on the government web site to make councils take charge of the infrastructure. What other industry keeps getting bad press Our 90% approval rating goes unnoticed
