It means overall prices are still rising - but the rate of increase is falling

You are so right Ben. The industry needs more qualified time served trades moving into Site Management . I believe that to run a happy successful site you need maturity,wisdom and practical experience combined with good people skills and an aptitude to improvise and of course organisational skills.

I'm a bricklayer and worked on site for 30 years but had to move on to private work to save my own sanity. Most of us trades go out and break our backs every day to build these houses and now we have to put up with the site agent or two the contacts manager his assistant the bloody nhbc , so called professional snaggers, you're own brick Barron. sometimes even the forks driver and the nosey store man puts his 10 bobs worth in. You got 10 people on your case sometimes telling you 10 different things.
Back in the day I love my job (site work) .You wouldn't get me there now for £500 a day. And I'm not that over the hill
48 year old with tons of knowledge. I could actually move into an agent's position but some 21 year old with no experience is already trying to make his end of year bonus.
I wonder where all the good men have gone.
Also you have very few Yong blood coming into the trade because it's to hard , Probably do some office work or be a professional snagging.
Step in right direction but it's the interest rate that need sorting to get the housing market going again.
Housebuilders jump as Gove scraps environmental rules
Shares in housebuilders are firmly on the front foot after the government announced it was scrapping UK environmental rules that developers say have prevented tens of thousands of homes from being built in recent years.
Persimmon PLC (LSE:PSN) rose 3.4%, Barratt Developments PLC (LSE:BDEV) climbed 2.7%, Taylor Wimpey PLC (LSE:TW.) advanced 2.5% and Vistry Group PLC (LSE:VTY) gained 4.5%.
The property industry has complained that Natural England, a government agency, has blocked the building of large numbers of new developments by enforcing so-called “nutrient neutrality” regulations designed to protect the country’s waterways.
The rules were introduced under an EU directive on habitats and reinforced by a 2018 European Court of Justice ruling that said adding nutrients to soil that was already in poor condition would be unlawful.
Housing secretary Michael Gove said: "We are committed to building the homes this country needs and to enhancing our environment."
"The way EU rules have been applied has held us back. These changes will provide a multibillion-pound boost for the UK economy and see us build more than 100,000 new homes."
"Protecting the environment is paramount which is why the measures we’re announcing today will allow us to go further to protect and restore our precious waterways whilst still building the much-needed homes this country needs," he added.
Lol , i have yet to see a computer know how to build or snag a house , gone are the days when you worked your way up to be a site agent. I worked with one last year who was a car salesman but good on computers. Just because you were quoted £300 a day does nt mean you have to pay it unless you could nt find another trade to do the work . For me every asistant should walk every plot being worked in every day , that way you nip any faults before they get too far thus reducing so much time putting it right later on , you then get to know what tradesmen know what they are doing AND the tradesmen also know any little shortcuts will be picked up so you get it built correctly , BUT you need to know what you are looking at , even some nhbc inspectors dont know , and as for the so called proffesional snaggers lol, £600 for 4 hours work speaking into a phone lol.

Lol spot on. There social skills are comical at times they never walk the site.. I had to explain about marking up walls for the patcher before painter goes in.. When snagging pinter in last NOT before patcher and chippy .. I could go on
Shows what you know about site management and also communication skills!
You can’t run a site from an office and once a week visits, hence the reason you have bad workmanship that’s left to long you plank !

Today I have been quoted a day rate of £850 for a pair of blockpavers. Common.
funny, my experience is that older site agents don't know what they are doing and are lazy ****ers riding out their last few years. the younger ones eager to learn, motivated and know how to use a computer to produce proper paperwork. each to their own.
I would imagine the main sun contractors will be having a headache repricing as if you get tied in at a cheaper price and things kick off in the spring, they will be up the s hit creek without a paddle !

Bighammer been doing new work for 32 years and trying to get out of it.. im sick of young site agents who in 20s early 30s trying to run sites that not got a clue then blame the trade's.. Where are the site agents in 40s 50s who know how to run a site

The best of it is with all the shenanigans going on the people who were going to take on apprentices have now decided to put on the shelves until stability returns!
So next cycle they will be even more tradesmen short!

Morning all, once again we are entering the " lets squeeze the tradesmen " time. The builders still want to make their profit so when the price of houses go down the tradesmen/women get hit and then we get the government will come out
and say that we need to build more houses lol.
Its interesting to see that for me the average age of site workers must be around the 45 years range and as it is not an industry where you can carry on working until retirement age with this new reduction in wages likely how many will get out this time and never come back. It is not just a los of skill but also experience that could be passed on and its not just in housing but the construction as a whole . As the construction industry is mainly self employed no one sees it as their responsability for training but in the near future i feel it is something that will have to be addressed .

we are always shafted when it comes to a squeeze, everyone else putting in stupid demands for wage increases due to the current situation where firms seem to be cash grabbing and using post covid or energy crisis as a excuse to announce record profits so the government think lets raise rates to push people over the edge and get them brickies and chippys wages back down i mean who do they think they are earning over a 1000 pound a week ,
I was thinking more due to lack of trades that rates would stay where they are or should be so and its times like this that the rough get weeded out, ill look with eyes wide open for your future findings
