Good morning list again, just ticked the recommended box on your last post. You use different wording to myself, but going to production for so many other reasons. No one will bid for Solgold. I have been here for 8 years, invested for 7 years. Even all those years ago, had people telling me that they wouldn't want to be out of this over the weekend, as a bid was imminent. It never came. This is going to production. This is a good thing, as it is the only way to get maximum value for this stock. We have waited years . Five more years required. Their of course will be exit points, the price will move around. But once we start extracting, then that's when we see this share, come into its own. All the best.

Good afternoon, obvious caveats apply DYOR. However Cookie, I agree on Lloyds for banking, not saying they will be the best performer, and as they have a major investment in the UK mortgage market, more hard times to come, but taking that into account, I believe that for the money that they generate, that they are undervalued. In the insurance sector, either DLG or Aviva, both will be paying large dividends once restored. DLG owns a whole raft of other household names, while Aviva used to be Norwich Union and all its associated businesses. On telecoms, I like BT and Vodafone. Many I suspect will laugh at these two suggestions, however, the BT pension situation has greatly improved, and if they were to cut their dividends in half, as some speculate, they would still be paying over 5%. Since VOD sold Version and gave a 1 pound per share dividend ( I used the dividend to buy my holding in Solgold, and sold my Vod holding a few weeks later, Have been buying back Vod in last year ), They have invested a fortune in 5G, and so I think will be at an advantage. Lastly I am looking at two speculative bets, for a small amount of money. First is ticker RENE, this is a company with leading Biotech. They have products in stage3, if they pull this off, they could increase 100 fold. Not saying that this is going to happen, indeed highly unlikely, However they moved to Wales and have a tie up with Cardiff university, and the Welsh assembly gave them 12 million to do so. So watching with interest. Lastly another speculative company, called Versarian ( VRS ). This really appeals to me as they have loads of patents in Graphene, and are producing applications. This is a huge growth market, and other players out there, however these guys protecting their patents, and looks a class setup. This is my long term plan, and already have holdings in these companies apart from RENE. Small loss in Lloyds, about even in BT, bit down on Vodafone, Down about 10% on Aviva and DLG, but OK with that. On Renureon, I don't have any shares at the moment, and on Versarian, I have a small holding by my standard, but 400% in profit. Good Luck Cookie.

You need more than Lloyds Cookie, you need a top company in different sectors, that are cash rich and provide dividend cover of ideally 2. But to my mind, if its generating lots of cash, then 1.5 is acceptable.

HAHAHA phattrader1, I like your optimism, if the first part of your scenario comes true, I will be buying FTSE 350 stocks, not a silver miner. Good luck.

Agreed , that's why I believe a tightening of the lending criteria is going forward, to loosen the criteria at the moment, would in my mind be close to crazy. I think the interesting question, will be, at what rate will government bonds be issued. That's a much tougher question for the next 5 years.

Morning Scott you are correct, if this madness continues, gold will rise. But that's my point. It's not continuing. Banks are starting to restrict lending, the Nationwide building society decision was massive, we will see the other banks follow shortly. Honestly, I didn't think this would happen for at least a couple more years, but I believe what we are seeing is the assertion of the banks, in order to pay back the quantitative easing money back faster, so that they can again reinstate their business models.

One last point on quantitative easing, say governments, say to banks lend more, we will have another quantitative easing program. I think the banks will refuse. The banks accepted the money, so that they didn't have to recall loans, and they could carry on lending. Today is not the same. Banks are capitalised, and paying this money back. They may well say, we will tighten our lending criteria and lower our risk profile. I see this happening now. Remember quantitative easing hurts banks.

Good morning Bankruptsharebuy, when have I said I am negative on gold. If I said gold will get to 10,000 dollars an ounce, would that make me more positive on gold than you, or would it make me wrong. I just don't believe the evidence is their to support 5,000 dollars an ounce, without a trashing of the world economies, without banks and governments taking action. Unfortually this will involve a contraction in lending, when we least need it, and some weaker companies will fail. Jobs will be an issue for any country. In the short term gold will continue to rise, it could even hit 2,000 dollars an ounce. But at some point in time, the contraction will take place, and we will trust the stock and bond markets again. I just think this time is sooner rather than later. On the subject of the gold copper ratio in Solgold. This has always been about the copper, look at differing amounts. It copper all the way, the gold and silver are a nice addition, as makes our net smelter worth more. All the best.

Good morning sipptrader, I may well be wrong, you may well be wrong, however time will tell. Gold has always been a defensive buy. All I am saying is their is a reason to go defensive at the moment. I believe that next year, that environment will not exist. To get close to 5,000 dollars an ounce, we would see a recession so large, no one would have any faith in stocks or the bond market, pensions would have collapsed. We must remember the reasons gold goes up. And to get them to those heights, then the rest of the world would be in pretty poor shape. A return to the equity market, would in my mind see an easing of the gold price. Good luck.

Good evening Showmethemoneyyy, I understand your argument, however, I am not talking about a large rise. Companies that are badly run or over extended, will go out of business, don't make the mistake that interest rates won't go up, because companies will go out of business. That's part of the evolution in finance. We need to curtail borrowing, and the money that banks have lent, needs to be paid back. We have a bigger problem on short term credit, you mentioned car loans in America. Yet again a tightening of the lending criteria. We are rapidly coming to the point, where the ball can no longer be kicked down the road. Short term credit is a tougher subject, as interest rates are always higher here. I am in Solgold for the copper, the gold is a bonus, along with the silver. I take it you have done your sums bankruptsharebuy.

good evening sipptrader, agreed property will suffer, as ability to pay, and restrictive lending, with higher interest rates. Interest rates don't need to rise that much. 1-2 % may tip the balance. On gold, you are using historical data. The world is changing, and Gold is cyclical. It's not a one way bet, or none of us, would bother with the stock market. The gold run will come to an end in the first quarter of next year. I realise I am going against the experts, but if we followed the experts in Finance, we would all be poor. It's when we make a call against the group think, and we make the right call, that we profit. Good luck.

Don't think they will relax measures, the cost will be to great. I think they will assess that business will not require so much funding, and hence interest rates go up, to bolster capital reserves.

Good evening sipptrader, in short, not for some time, this has nothing to do with the economy, its about lenders maintaining capital lending ratio 1, under Basel 3, if lenders, get defaults, as people struggle to get jobs, then lending not only dry's up for the mortgage market, but also business. As they will be required to keep their capital reserves. This may even get to the stage where some lenders stop lending anything but a 60% mortgage. This is because, the Bank of England will fund the whole amount to the lender, and no capital reserve calculation is required at this level.

Just yesterday, I wrote a piece on here about rising interest rates. A precursor to this was tightening lending criteria. Nationwide have just tightened the rules for first time buyers. They had already stopped giving out 100% mortgages. So they were demanding a 5% deposit, they are now insisting on a 15% deposit. This will be the first of many.

On the contrary, government debt doesn't matter, as that is about our international credit rating, and the bond market. It won't stop interest rates going up. I predict first 0.25% rise within 12 months.

Good afternoon Showmethemoney, I believe you are wrong when you say you cannot hike interest rates because of debt. Interest rates move because of money supply, inflation is a symptom. So to give a fuller answer. If you have too much debt in any society, then spending eventually becomes constrained. So banks and lenders, strengthen their criteria for lending, and thus, will stop lending to people with debt. This puts a constraint on money supply, and prices are cut. However a floor is reached, and money has to made available, so banks raise interest rates, firstly on people who they consider a higher risk. this leads to a limited easing, but eventually lending is an acceptable proportion of GDP. This is the point where interest rates go up. Yes people with the unaffordable debt, get badly burnt, and its truly awful. But don't assume that interest rates cant go up. Banks have already tightened up their lending criteria, and it will be tightened even more.
