I understand buybacks very well thanks. I did an exam 20 years ago before changing career that compelled me to understand them amongst a raft of other regulatory requirements. Sleep well.

And SUF, the shares bought by UBS today technically would be shown in the sells column by institutions/PIs. However, I’ve seen some of my trades recorded the wrong way before so I wouldn’t pay any credence to the split shown......

Share buy/sell split is always wrong on here SUF. Don’t forget the 16.35 SETS auction too which is amalgamated buys and sells and is shown as one transaction (a buy some days, a sale other days).

One Step - I think you’re being harsh on LTI. The estimates are based on an average share price which of course moves. As you well know, the shares are bought at different prices based upon the prevailing market. Splitting hairs over a small fraction of a penny because the share price has moved downwards is rather petty.

I’m not a fan of Special Dividends because they’re not guaranteed going forwards. I bailed out of TW some while back having received some cracking special divs for a few years and capital growth. The housing market seems to be running out of puff and hence builders ability to keep making double digit profit growth in the absence of substantially increasing sales volumes to cater for stalling selling prices. TW are still offering great special divs but the SP has fallen and investors are starting to see ahead on the horizon.

I’d say buybacks have been very effective keeping this above 60p the last 2 days wouldn’t you Rob given the amounts ? If August is a bad month to sell shares, isn’t it a good month to buy them ?

Share Price above 60 again at the close - shock horror...... Maybe we have found a resistance level. You and JR could always sell Freya. No harm in cutting and running. I don’t buy the “well I’m down so I’ve gotta stick with it” argument that some suggest. If one believes these really are heading nowhere, then surely selling up and moving elsewhere makes sense. Think of the liberation from the pain and daily requirement to spleen vent on here that would no longer be necessary.......
