As I keep saying to you mate, higher rates do mean higher NIMs but also higher impairment charges. Add that to a falling housing market and possible recession and you have your reason for why Lloyds SP is where it is now.

I wonder why base rates at 5 1/4% have not improved Lloyds share price livestock from when they were at 0.25% ? Care to explain ?
