Another buyback will probably be announced with the full year results next year. The company times the buyback well IMHO to coincide with a lull in share prices during the summer months (not always the case but the old adage sell in May and go away traditionally has some traction).

Obviously betting on a UK recession and deeper housing market malaise…..

The money leaves the business. It’s akin to buying an investment trust with distribution vs one with accumulation. The one with accumulation will be higher by the amount of dividends paid. You cannot magic money out of thin air as much as it would be nice to 😉
