What's the problem with them maintaining debt. They should give more as div and pay less down. So long as cost of debt is sub 7pc all should be good. Are they not supposed to hold debt and leverage returns

Beginning to Kind of hope this transaction does not take place, looks a bit rich and market doesn't seem to like it based on caml performance since announcement

Agree wording around the dividend this year is disappointing, with the 3p becoming a special. It was never quite that.

but going forward it is clear we can expect 4p +/- per year, subject to cash flow

Bear in mind they never aimed to pay a 12pc div, all that happened interest rate expectations and inflation rocketed and turned their modest div into the monster it is now. I'm happy to take it, given it's covered and their meeting all other obligations

OB seems to miss that nesf sold probably it's least profitable assets and kept the best, namely the heavily subsidised assets. These assets are throwing off cash which cover the 12pc div, plus pay off a considerable chunk of long term debt. Valuation here looks realistic to me and potential sp upside over 2 years.

Maybe they'll walk nav down to the share price over couple years, then as no discount return to growth... Regardless happy to hold, like this company, structure and div etc

First reaction when I read this was glad it failed. However if it went ahead div likely would not changed much. Glad it's not worked at this stage, think this Co better structured

Agree Guitasolo I'd have been happier to have seen that too. Think they said eps increase will be double digit, so hopefully in a year we'll get double digit div increase, overall they targettting 10pc return so hopefully that will accrue to nav and share price

Think they need to digest the acquisition guitasolo, then we'll likely get a bit more. This company is now lean and clean. The overvalued nav and div of the retail reit sector is over. I'd recommend any original holders like myself reinvest your divs, double down, as we've a much cleaner investment now.. Plus a margin of safety.

Indeed, I've a batch of gov bonds {recently bought} , just wondering if buying more of these will be wiser bet for capital preservation than bonds plus pays plus 3% over the bonds....

I originally thought bonds would recover in next 12 month but not so sure

Telling to see how sp, enq and sqz moved in past few months, post abandon merger, serica up near 30pc enq down close 30pc. I know of course lots of individual specific factors at play here but quite telling. I was generally in favour of the merger for tax purposes, but clearly market prefers no deal. Lately serica have had a bad track record on deals. Hopefully the parkmead will bear fruit... Despite all the negativity in the north sea, it seems to be a bit of a hot market there and we all little Serica has a few bob burning a hole in his back pocket, we'd better not be too eager or taken advantage of {again}
