After a good start to the week, a familiar pattern ocurred and not just with VOD - as many shares suffered same fate.

Buying a house may not be an investment, but the other option of renting is dead money.
when interest rates go up, so do the rents.
We all need to live somewhere - a mortage is effectively a long-term rental agreement, only you get to keep the asset at the end - if and when you get there.

what a mess I've made with PSN - getting hammered worse than VOD.
I cannot see the point in crystallising a big loss on PSN to move elsewhere.
My hands are tied for now with no spare funds to invest.
for all the doom and gloom around, VOD has outperformed many (that is dropped less !!) of the FTSE100 shares this year.

So will have to stay on the sidelines for now, and continue to live up to my moniker of C S D I =

Congrats to Gary 59 on his first gold medal performance.
It's been a bad week for many shares with the FTSE down about 2% and down 6% over the month of Sept.
VOD is one of the many to suffer.

My worst effort in the Friday guesssing game, saw me miss by about 10%.
So need a rethink for the week ahead.
Looking for a modest bounce so will go for 104p on 7th please.

I am sure 17.4% divi is unrealistic for this year.
most who have purchased already have a much higher cost. Mine is now 1878p average, and I know many on here are higher.
PSN will review their divi at year end (as any other year) and I would be surprised (happily amazed) if they retain 235p full year divi. The H1 results showed a drop in profit by about 10% from 2021. Margins are under pressure from higher material costs and labour shortage. Completions were down in H1, but I expect the rabbit will be pulled out of the hat to make up some of this in H2 - as Steve alludes to - there looks like a rush coming for xmas handovers - in time for 31 December year end.
I would be happy with divi in range 125p-175p, which equates to 9.25% divi (@125p) or near 13% (@175p).

It's messy with predictions on different threads - so thought this would help for this week.

Make that drop back to 1375 now - crazy stuff.

Better get my sums right. Fall in 6 months is approx 40%, leaving 60% in value.

Must confess it is hard to stomach while we watch our shares fall 60% in value over 6 months, the CFO is "gifted" approx £1m worth at todays prices. Imagine the SP goes up 50% over the next few years until these can be vested.

I struggle to understand the largesse rewards directors receive on top of huge salaries and benefit packages. These awards seem to payout with no risk to the directors. Where is their skin in this game ? And this is a small "incentive" compared to many.

not sure what to expect but we'll have to wait until year end results whatever.
By then who knows where we will be
As it is my only investment I would use any divi to buy more PSN shares using the DRIP scheme.
If they decide to hold cash and not pay divi, then it's a long wait - a bit like the 2008/09 crash.

Well to answer your question
PSN has cashi n bank with no debt.
Earned approx 106p per share in H1 (Jan to June 2022) and will prob do better in H2.
Recession - yes on the cards, but for how long ?
Looking to the future will PSN SP recover - short term probably not - long term - yes I think so.
PSN has good landbanks. uses a lot of internally made frames, has a flexibile work force - many self-employed.
dividend will be chopped - but still likely to offer over 5% as cannot justify current 17%.
I'll take my chances as a long term investment, as I am not a trader.

I've just noticed that 8.6m shares were traded on Friday - approx 6 to10 times the average of the preceding week ot two.
Assume someone in the know was trading - so looking out for an RNS.

And just added again - another 31 shares @ 1356p + fees, to increase my number of shares to 237.
That takes my average cost down to 1878p (from 1950) on my figures - byt my ISA says my costs are lower because I sold and bought back 100 shares earlier this month.
The outlook is very glum, but it has to be better to buy at 1356 than it was at 2325 - my first purchase on 7th March.
What a drop that is in just over 6 months.
So I reckon that's my full hit now - no more adding. Time to be patient - it looks like a being a vry long haul.
Not sure my original target to sell at 1/3 @ £25, £27.50 and £30 will ever come to fruition as I never thought it would drop down here. Mr Market has his moods and he does not like PSN at all these days.
The H1 results showed EPS of approx 106p for 6 months, and normally H2 is better.
Will the wheels come off the housing market ? - Possibly, but we are strange with our obsession of owning houses and the prices of them.

So the wobbles continue. Altho I'm back in with my full compliment of PSN shares, I was thinking of a short term trade - to sell PSN and buy BDEV for the divi on 29/9. The SP for BDEV done much better than PSN this last few days !

On balance, prob best to leave alone for long term, so that's what I am doing.
How much more pain before the gain ?
Noted that broker targets have been cut drastically, more or less in half for most HBs.
Let's hope they are as useless as normal.
