Hi Tom Always remember a new site manager turned up on site one day and I showed him round he kept asking question after question which you wouldn't expect from a manager of 10 years experience. I then found out he was only 27. He knew not a lot and took me time to train him, he did turn out ok. How many others would persevere. I noticed in the Times another article on HMRC writing to freelancers claiming large sums of tax as far back as 2002 that is more of an issue to me. Apparently there was a court ruling in 2015 that the schemes were illegal. I researched mine and phoned them up to make sure it was ok not too sure The suns come out , nice now :))

Hi Tom Not sure you get what I was inferring, cos of the pressures of making sure everyone is working safely quality inspections have been reduced and are down to set of tick boxes. You've just pointed out the number of courses and safety lectures staff have to go on. I've been a manager on many sites large and small for 30 years and I know without an experienced staff watching what the tradesmen are up to, issues like in that report make headlines. Many site managers are tied down with paperwork and can't spend enough time on site. Anyway not my problem any more only got one labourer in my garden and I better get at it again :((

Hi Johnson, Tom Bungalows are like gold dust, homebuilders don't want them they take up too much land. Just my luck for that report to come out didn't time my buy very well with PSN. Thing is there is nothing in it that doesn't surprise me. I have been waiting for other builders to announced their issues with lease hold, a practice that should be banned completely in my opinion, at least Tw have got most of theirs sorted or so we've been told Bad workmanship is inherent in this industry and will be very difficult to eradicate. The directors will just blame the site staff and put more pressure on them, that's definitely not the way to do it. Pressures of H&S on site management is immense and prevents experienced staff from walking the site checking work regularly Roll on PSN x divi date and I shall be out of there hopefully Back to the gardening in the fog :))

Hi Nige Is that date correct for PSN int x divi I thought it was around the 8th Mar got a month then before Tw x divi. I worked out I would around 30% better off swapping to Tw and holding for the special. What happens after that with the sp is anyone's guess. If it didn't drop be worth then getting back into PSN but will probably get back into Britvic

Hi Tom Bit nerve racking but sticking with my plan. Sold all my Britvic as their next update not till May well that may prove to be a mistake , they powering on. All my BP gone into PSN will probably miss their next divi in June Onwards and upwards :))

Hi Tom Sold a lot of my portfolio and ploughed into PSN at around £24 . The £1.25 divi will be a great bonus. I'm not staying there long depends what happens next week when PSN and Tw issue their reports. After Galliford issued their positive report I can see both doing the same. Want to put it all here before the 6th April x divi date. If the prices don't work out I can still pick the next PSN divi up in July ATB :))

The report out this morning by the climate change lobby says that gas into new homes should be banned by 2026. They have said that air to air heat exchangers should be installed to replace boilers, they only heat the water in a radiator system to 45C where as conventional boilers run between 65-70. Where will the additional heat come from. I have a personal experience of one of these air to air exchangers when my neighbour installed one, the back ground noise was unbearable to us and we had to sell up. Being younger than us they couldn't hear it and got intolerant to us. When the electricity got cut off one night that was a welcome relief. There's not an easy answer to climate change and the housing sector should take the lead before legislated. Building regulations should make all new buildings become self sufficient in energy asap in my opinion, the technology is nearly there for battery storage and the mixing of hydrogen into the national gas grid, plus solar and wind solutions

Hi Tom I go passed the Ridgeway farm estate it's the one that looks like a 1950s council estate, grey and dull, crammed together. The site is well advanced and is on the wrong side of Swindon to Honda, it's on the commuter side to get on the M4. Swindon has a very high employment rate and they have plans to retrain people affected. There are still a lot of housing sites going on there

Hi Fairdealer I'm sure the agm was brought forward to deter shareholders from attending to defuse difficult issues being raised. Similarities with Carillion on that front, when I went to their agm in 2016 not many attended that one but one lady was asking scathing questions embarrassing the Board

Honda is a big loss to Swindon, but Swindon is still expanding fast and still has one of the highest employment levels in the country Swindon is still the cheapest place to live within commuter travel to London and Bristol. The housing sites around the whole of Swindon are still vibrant. I have confidence in the Tw sites to still do well Biggest comparison I can think of is Longbridge there were vast numbers involved there. St Modwen bought the site and the area has much improved and very busy A huge change in the motor industry is happening with electric taking over from fossil fuels and then hydrogen expected to displace electric

My grandson has written to Honda for works experience , no chance of that now. Swindon will be ok, still loads of houses going up. It is still the cheapest place to buy a house within a commuting time to London if you can afford the train fare. Off peak from Worcester to London £9 return and from Swindon £55 return so the wife tells me ATB :))

Hi Fairdealer The debt is a big issue. RF has stated it is a manageable debt and the reigning in of the new build is putting that in doubt. My biggest thought for concern though is bringing forward the agm timing to the morning so that the free lunch for shareholders could be cut out. Start of a slippery slope as I experienced with Carillion. The earlier time made it very difficult to get to for me and many others People may think I'm being petty about that but that lunch perk has been in place for a long time and puts shareholders at arms lengths from the Board Was a wrong move in my opinion. I can still see more cut backs in spending and divi cuts looming, the yield is just too high with this level of debt. A Board change is probably needed and different direction/plan required Very sad for me but decided to exit after 20 odd years ATB

Hi Trent I'm fine, not been using Marstons lately, my local is a free house and good fun but Doombar beer. Got a taste for red wine after going to a Laithwaite wine tasting in Cardiff was very good. Hope you keeping ok ATB :))

Hi Tom, Nige High price of PSN is not really a concern when going for the divi. I always look at it by comparing companies per every £1000 invested. Tw still best then PSN. My plan in the summer after Tw x divi is to go for the 3 HSBA divis July Sept Nov and hopefully Bdev after the last HSBA x divis Sounds good if it works new car :))

Hi Tom It's been a bit of a slow week not much happening. Decided to move out of Marstons and put it all into Persimmon then after x divi move it to here so long as price is ok. Divis too good to ignore. I see you had a go at Joe on ggp, he's the reason I won't go on that board , nasty poster now on Cerp, can't understand some people's reasons for doing it. I've held these shares a long time and been listening to comments. The discount card is not that good a scheme when you can only get 20% off microwave meals and not drinks The yield maybe high but it is only because of the depressed share price. Much better yields are available from more sustainable companies with less debt e.g. Pers, Tw The debt of this company is far too large and looks a bet to be asset stripped I've been slowly moving out and should be completely out by April, I just can't see where the sp can improve £1000 invested here would give about £75 in divi. The same in Tw would be about £130 it's a no brainer for me Hope you all do ok it will take a lot for me to reinvest again

I wouldn't go anyway near ANGS after what happened at Doriemus. DL had a rights issue then delisted off Aim to Australian market not tradable in our ISAs. I'm expecting the same for ANGS wouldn't surprise me

Been to see that Queen Anne film tonight. Come back and see it's won more awards on the Baftas. Awful can't let kids watch it. Was looking forward to it. Brexit for me getting to be a big turnoff didn't want it but it's been thrust on me our kids futures hangs in the balance. Tusk was right to a point, Brexiteers have no feasible plan. Tongue in cheek we should be allowed a no confidence vote in parliament and let the Queen decide :)) Anyway I'm getting back to a bigger puzzle , will electric or hydrogen vehicles win, it's like video versus betamax.
