Its like a little microcosm of the larger population here, utterly divided in values and outlook.
Occasionally a lot of people get excited about the prospect of 50p by Friday and things lighten up. Very often I feel there is some insightful financial wisdom expressed by a few posters that I have learned from. But now and again theres are others who just want to blame some minority for England's woes and I get sick of that.
I have held a large loss on Lloyds through much of the pandemic but now show a profit. I followed this board for a year.

I wonder what your fear is based on. You resent people living here who weren't born in the UK because you say they arrive and increase our CO2 footprint. You think historical weather stories will reassure the fools who protest around you. You often suggest people "go look it up" but never provide references for your own views. You clearly have studied; it's been pointed out that your knowledge is quite detailed in some areas but you never evidence any of it. The strength of feeling you display in judging people not born in the UK astonishes me. Equally you very clearly understand that nearly all manufactured goods have embedded carbon in them but then try to use that to suggest there is no point in lowering CO2 outputs and the whole thing is a scam engineered to fool the stupid and make the rich richer. You seem to shrug off criticism and I wonder if this is simply based on a deeply held conviction that you are cleverer than everyone else.
Quite a conundrum. I wonder where you were born and what is it that happened to you? Why do you resent all these people so much? And why several other people recommend your views and what that represents about this community. So far Ive only really seen you respond to criticism with insults and arrogance.
None of this is relevant to Lloyds as a company but all of it is directly relevant to your posts on this forum.

Im not an accountant but it strikes me that profit comes out of the difference between expenditure and income. Although the actual properties may show an increase in asset value, that is an assumed value until they are sold and the gains realised. If they sell then they cant rent anymore - so no more annual profits at all - never mind £300M pa.

still doesn't add up to £300M pa profit before tax.
I took that as revenue profit not including capital gains, as properties would have to be sold to realise any of that. Perhaps that doesnt matter.

My point is the forecast makes no sense. It's unachievable.

the rhetoric talks about new build only would make no sense a bank buying individual foreclosures in different places most of which would need more work. I don't doubt the misery of forced sellers though.

Im no expert either but cant fathom how anyone would assume even close to £30k profit per unit, £2,500 per unit per month? There are other stories of £300M committed to Homes England for new build (https://www.insidehousing.co.uk/news/news/homes-england-and-lloyds-launch-fresh-300m-fund-for-small-house-builders-72627 )
Perhaps the two stories have begun to be blended together. Either way eight senior staff must be set to rack up c. £0.5M pa in overheads.

I wish them good luck. But I also think this is very high risk for LLOYDS by comparison to the much more natural extension of developing wealth management. And £300M annual profit after four years seems an enormous ask from a new venture. Perhaps I lack their vision.

That is the 180 something houses. Sorry to have misled. But the point stays the same, they invest, they address housing shortages and they at least try and partner the local authority.
Granted, it isn't what everyone wants but it looks like it's the future.
