Oh, and as for that after hours RNS late Friday afternoon, it does come as any real surprise here. We've seen all the games being played out especially over the Summer when all those US Banks and hedge fund filled their boots with shares without any RNS being lodged with the LSE.

My wife is back in the office today and will send another letter to LSE trade reporting team and after receiving no reply to her previous correspondence back in the Autumn of last year and a following up letter she will look to move her enquiry to higher levels.

I was asked again at the weekend for the umpteenth time why after eight consecutive quarters and two full trading years with 2024 finals being the best set of numbers from Foxtons in say ten years , why the share price is now at its low for the year and is back to its April/May levels of last year ??

Just imagine how some of those Foxtons employees must feel after seeing their share options awards turn to dust when if we did have true price discovery in our markets Foxtons shares would be trading at well Iver a £1.00 by now.

But as we know the US banks and hedge funds have destroyed all value in our markets and being bank rolled by the FED they can trade worldwide RISK FREE !!

Yep, and allegedly there's around 150million ounces in the form of Gold bars stored there.

It was last priced at $42 an ounce sometime after the Bretton Woods agreement and what price Gold when not IF the US Dollar reverts back to a Gold backed currency, then what price will Gold be revalued at ??

August 1971 was when Nixon took the US Dollar off the Gold standard will we see some action August 2025 ???

I've just returned from London having lunch with some old friends before they head off on holiday with their respective families during half term.

One friend is a recently retired fund manager but still advises on a consultancy basis and he's already of the opinion that US equities may stall during the first half of the year and whilst only around 3-4% of many fund managers asset allocation is in UK equities he's now looking at cheap UK equities.

He's been keeping an eye on Foxtons since our chat back in the Summer of 2023 and like the industry still can't believe that the stock is still at around the levels last seen in May, some seven months ago and is now lower than its close of 2024.

He's got some good contacts so expect to see some decent buying interest in the next few weeks.

He's aware of the US holdings of Foxtons and fingers crossed like those banks and hedge funds he can get stock in decent size without moving the price as they always seem to do.

Okay, we've seen it countless times over the last two years and most notably last Summer when at the start of the school holidays the stock dropped 10% on the 1st Monday of August for no apparent reason.

We now know the likes of JPM, Soros Intl, Framlington and the rest of those US bandits were filling their boots with stock as fast as Converium were panicking out of the stock!

Will it happen again in the next two weeks during the UK school holidays, probably not but I've already spoken to a few people to keep their eyes open whilst away on holiday and 'load up' just in case.

I'm meeting a few friends for golf over the half term holidays and Foxtons will no doubt be a major part of our conversations.

Nice write up in a few media publications this morning. Again, it's nothing that we don't already know but good to see Foxtons in the news yet again.

Interest rates cut by 0.25% at lunchtime will help the mortgage market but as we know does absolutely nothing to the UK economy.

It's more of a PA stunt for this government ( 'more money in people's pockets'), last rate cut at the beginning of November last year and a cut at the beginning of August last year all before the UK school holidays and guess what half term school holidays start for some schools next week !!

Quelle surprise !

Mortgages still unaffordable for many currently and with another 1.6m fixed rate mortgages to unwind this year from 0-1% to around 5-6% expect Alexander Hall to cream it in again in 2025 !

Should be an interesting watch later today either way with Foxtons benefitting from any strong arm tactics from this useless government as smaller less competitive estate agents/property companies suffer the brunt of any tough legislation.

I just checked that last of property companies going into administration which I posted last year and my goodness me, 26 companies went to the wall in January and 32 back in December !!

I posted back in 2023 about the bigs in the sector getting bigger and the smaller ones falling by the wayside in this higher interest rate arena and increased legislation, expect it to accelerate further this year.

Yep indeed although the point I was trying to make was that Foxtons whilst unloved by many previously are now turning heads and making the right noises.

Tomorrow could be interesting, US banks and hedge funds were shorting the UK market and stocks last week ahead of Trumps tariff news whilst so many git caught up with the 'FTSE at an all time high' nonsense.

I said on previously that those US bandits can call the markets down at a flick of a switch and we could see that play out this week.

Will it affect the share price of Foxtons ?? Any excuse to call the stock lower although we know there aren't any big sellers apart from Converium Capital whom seem to fall for it every time.

Time to add a few more if funds allow, keep calling them down and I will gladly pick them up !!!

Another good day but we do approach the month of February which is traditionally a bad month for equities.

Top sliced a few in the event of a 5-10% drop and will buy them back say 625-635p but still holding the rest.

just doing some 'back of a *** packet' calculations using 1500 as foxtons current employee count and as per the numbers on page 150 of 2023 foxtons finals, a rough estimate of increased ni costs comes in at around £800,000 give or take !!!

hopefully we'll get an exact number in the next published set of foxtons accounts, if they're still trading in their existing guise that is !!

With Foxtons employee count now around 1500 and increasing just imagine what the adjusted operating profit would have been without the increased NI costs and that the media commentators seem to have missed !!
