All builders hate the possibility of negative reviews and will usually help to stop them, you will be hated by the customer care team for constantly complaining but things will get done.

Well there is £36m of trades today which appear to be buys that haven't showed up on the trading figureaa? I can only assume its's shorts closing??

Aspers, I have worked on there houses but haven't yet seen a final house so have no idea on their quality but from my experience nearly all builders are the same as most of the trades do work for lots of different builders so the house is pretty similar. The difference I have seen is some builders use far better quality fixtures and finishes but obviously you pay a premium price for the property for these touches.

What a lot of people do is pay a prfessional snagger to survey the property and find faults , this is usually done when in your first stages of owning the home and all builders make every effort to clear all faults on the list. Remember you have two years warranty where customer care will hopefully resolve all your problems and I have found that the people who really really complain get more things fixed tham the people who just ask!

All your positive points have been constantly mentioned since at least 2023 and look where we are, people who buy at new lows end up loosing value as it drops more.

I have been tempted for ages to top up but have resisted on the back of a possible placing and have also seen the share price drastically drop.

It wouldn’t be so bad trying to trade this but on any small rise it’s virtually impossible to sell as everything goes to NT.

I always do the customary morning check to see if an RNS of value has landed but as usual nothing.

I did think when they got the agreement for 21years that it wasn’t long for a company to mine a large area and now they are taking ages to start I definitely think it isn’t long. By the time they start mining they will of used at least 10% of the time.

The house builder sites I’m on are Barrats, Cussins, Story, Addlestone, Gleeson, Gentoo/equans, Keepmoat, and Millers and I would say they are fine as far as building goes in my opinion.

Persimmon as usual will be gaining in numbers as there house prices are generally £40k less than comparable houses from speaking to clients

Sadly I stopped working for persimmon eight weeks ago but since then I’m working on quite a few different house building sites in the area and they all seem to be building/selling at a good pace.

I’ll find out how persimmon are doing this month as I’m due for a day out with a few people from lots of different persimmon sites.

Denby, if you took your 35p profit per share this morning you have missed out on virtually another 30p profit which would have doubled your money.

Christofer, I’m not selling till it’s in the £20’ s which will double my money and I’ll be getting £9k a year in dividends to bump that money up until I exit.

I’m even tempted to leave half that’s in my sipp until they are back in £30’s
