Matt, I concede. I own a number of REIT's but Civitas was my first and only social housing REIT, probably most likely my last.

I invest purely for retirement income and have done so for 25+ years - mostly I've done okay to quite well with the usual caveats. To be fair my anger is mainly targetted at shorters - I despise them although I reluctantly accept they have a part to play in the investment universe.

Well check them out - they provide extensive rules for REIT's and NAV valuations. They talk about 'fair value' , independant & 'mark to market' - Not a word about leases.

So by all means sit back and revel in your superior intellect but please for any future rants about how much knowledge you possess over and above us humble poor investors - try putting a lid on your fat ego

Like I said Tom, please by all means direct me to some recognised accounting principle for asset valuations or perhaps even investment literature that states a REIT's NAV is heavily influenced by the leases they hold and not fair market value - I will willingly stand corrected.

A REIT NAV seeks to figure out the actual value of the REIT’s holdings by taking the market value and subtracting any debts, such as mortgage liabilities. Please by all means direct me to a recognised accounting practice that states differently.

And stating that a property has a higher value if it has a lease attached is simply ridiculous. You've obviously never been involved in the property rental market.

Your last statement is wrong - The NAV is not reliant on the rental income, it's relaint on the value of the assets (The clue is in the wording.... Nett Asset Value)

You're spot on Tom. It's beyond incredulity that someone with no previous knowledge of a small UK company would suddenly make a concerted effort to become very knowledgeable about said company just to protect us poor shareholders from fraud.

The actual NAV is the actual NAV, end of. And with this discount backed by assets and a juicy yield i'm happy to top up. Yes the SP may bob up and down but a serious income investor couldn't care less if the assets support their capital being safe.

I'll leave the sell panic to the day traders on here.

I'm not sure of anything else quite like this, the government backing to me is as good as a Gilt but with an actual return. There are however two similar funds with the tickers REIT & SOHO that are worth checking out.

I wouldn't worry too much about slights price fluctuations, especially if like me you are in this for a decent stable income, just keep an eye on the NAV. I might even be tempted to break my 5% in any one share/fund rule because try as I might I can't see too much risk here

As a retiree you've got to love this share - I was fortunate to buy in at 103 late last year, then topped up at 110 earlier this year, now I'm going in for my last dabble at 119 (reached my self imposed individual share holding).

My yield across my holding is around 4.7% and on the face of it, it appears as safe a Gilts!

I use Hargreaves and Barclays. Hargreaves are a tad expensive but their platform is probably up there with the best. Barclays also have a decent platform but their monthly fees are low and dealing is only £6

Unless you need to sell I wouldn't lose too much sleep.
The yield is reasonable, the NAV is favourable and the diversification offers some protection for when the bears come prowling again. Also an article in The Times this weekend saying multo-asset funds are in demand

I was also with AT but refused to go to Embark.
I argued I was none advised (sacked my advisor 5 years ago) so they said I could switch to any provider I choose for no fees. HL were offering a cash bonus for transfers at the time and their fees are reasonable for my porfolio. It was a painstaking process though and took about 3 months from start to finish. My ISA is with Barclays and their fees are reasonable too plus their dealing charges are low (useful if you're trading frequently)

Either way I hope it works out for you.

Also you really need to ditch your trading platform. Barclays and Hargreaves often have the div in your account within a day or so of the pay date

Under the cirmcumstances this is a great update - C19 has wreaked havoc but has also presented some terrific buying opportunties. Anybody who bought in here at around 50p could see a 100% gain in the next year ot two plus a very nice and reliable dividend
