Yep 24th is XD day, waiting for my TW. divi to drop in my ISA & will be using that to buy some more here ahead of XD.

Yes that's correct. Doesn't matter if you "bed & ISA" or just sell them & re-buy in your ISA, you become liable to CGT at the point you crystallise the gain (i.e. when you sell). I believe, as The Trotsky says, you can sell a share & re-buy within 30 days in your ordinary trading a/c but if you are selling in a trading a/c & buying in an ISA or SIPP you're liable for the gain when you sell.

Oculus you clearly weren't around in 2008. Banks were offering 100% mortgages willy nilly as opposed to the deposits needed today; there were no checks on income claims, and in fact they were loaning money to groups of up to 4 "friends" without a hope of getting the money back when prices fell; then it turned out they weren't capitalised to cover the loans anyway (I think Barclays had a figure equating to the entire GDP of the UK on their balance sheet at one time?). Meanwhile, the bigger builders were up to their ears in debt. The govt chose to bail out banks, they did absolutely nothing to protect builders, yet they survived. They will not want to go through that pain again.
I accept things are going to get worse (MUCH worse) before they get better, but things are definitely NOT worse for builders this time around than in 2008 - far from it!

I think this kind of situation is inevitable through the winter months with things as they are, major HBs were badly burned in 2008 and will be extremely careful not to let that happen again this time round.

The hell it is! Based on what metrics? Number of houses sold? Enquiries? Housebuilder profits? Numbers employed in the trades?

Thanks Ben, as always very helpful to get information direct from the front line. It will be interesting to see how things are by spring and whether things are picking up again by then. I think the bigger HB's will be very cautious after what happened in 2008 although of course (TW in particular) debt is not an issue this time around. And figures released by the ONS today reveal that house price growth has slowed to 9.5%! So even with everything that's going on, prices are still rising! I know, I know, there's always a lag and more recent months show a bigger slowdown, but still - it's not all doom & gloom, is it? Good luck Ben, thanks again & look forward to your next update. K

BlackRock hoovering up cheap shares again, how come they can see the real value of investments across the pond but over here we can't? Perhaps we're all just too close to it to step back & see what we've actually got? Perhaps it's the constant scaremongering of people like stt1 that makes us think the worst?

All brokers work this way, as far as I know (please say if you've had a different experience). It's no different to handing your money over to PrimaryBid, having your shares transferred to your broker (eventually...) then waiting for the balance of your money to be returned to you for the unsuccessful portion of your application.

Baltic Handysize Index still on a death spiral which is dragging this share down with it. Really need to see China opening up again and/or hostilities in Ukraine ceasing to reduce inflationary pressure and encourage a slowdown in world interest rate rises. Still feels like a good buy opportunity based on the income being generated here though. In the mean time, another nice dividend to collect in 10 days time.

Solid if not spectacular results this morning. Tiny uplift in the dividend which won't do much for those looking to protect their income from inflation. Better days ahead though hopefully, with the share buy-back and debt now under control. Next generation products still to demonstrate how they will replace the seam of income from tobacco sales here though.

You're already seeing builders cutting back, almost inevitable there will be lay-offs or letting go contractors when their current deals expire. They got badly burned in 2008 and won't make the same mistakes again. So I don't see supply increasing for long.
