Glad to see you in here too Sam. I've been invested a bit longer and it hasn't been the best of rides so far, but the dividend payments certainly soften the pain. Let's hope for better things in future.

Since I don't plan to sell my shares any time soon, the reduction in SP really doesn't affect me. If I were buying, which I'm not currently, the reduction in price would encourage me. So, nothing to see here for now, just another day closer to the end game...

Pretty much confirms my prediction on 20th April - interim dividend 2.97p in November (I said c. 3p) and 5.94p final in May (I said c. 6p), so if you include the 0.6p special that's 9.51p in total. Trading in line with the revenue and profit upgrade announced early June, so factor in the planned growth, including recently announced acquisition, and things are looking pretty rosy here going forward.

Ha ha, no apparently not! Let's hope for the gradual improvement, as you say.

Surely we'll see some progress here today after this, all seems positive.

Thanks JC6592, appreciate the thought. I only invest what I can afford to lose, and I've more than made up for my losses here (and elsewhere) with a couple of other shares where I've had a bit more luck. Losing a chunk of money makes you more hard-nosed and inclined to bank some profits so when opportunities presented themselves to top-slice I've taken them. I've reinvested most of my gains in boring dividend payers but I'm still holding one or two interesting shares which I hope will come good in time. Exactly why I invested in the "glowing in the dark" era JC6592! I'm also on record as saying this might still come good, even after everything that's gone before. There are several reasons why I'm not throwing any more money at this though:

- There's lots of excitement on here about the next drill, but who's paying for it?

- The long-awaited farmout partner has yet to emerge - will they ever?

- TRP have found oil in the past, but never in commercial quantity. What's to say it won't be the same again this time around if they get that far?

- If it's the gold-mine some are suggesting, why did the original exploration company not exploit it rather than selling it off cheaply?

With hindsight (which is, of course, a great thing) I should have invested on spud and cashed in before TD. It's very easy to get drawn in to the hysteria, rumour mill etc. though, which has been extremely costly to me and many other holders who were mislead at the time.

So that's 10 placings conducted by the company in the last 4 years. Plus, on 7th April 2016, they conducted a 1/250 consolidation, leaving the sp at approximately 16p. Given the sp this morning at c 0.0425, that's the equivalent of a FURTHER 1/250 dilution since then.

If that's not enough to get you asking a few more searching questions, good luck with your investment. But remember, you were warned...

Adbon, you really should learn to read information provided by the company before making baseless, idiotic predictions. Here's part of the statement from the recent AGM, which I assume you didn't attend:

"Action has continued to deliver very strong sales growth in the year to date. Like-for-like sales growth was 22% year to date as at the end of week 25 and net new stores openings of 84 are on track with its expansion plans and ahead of the 75 stores opened in the same period last year. Action's strategy to deliver an outstanding quality customer offering at the lowest price remains the Company's top priority and continues to draw high customer footfall across all of its geographies. Action is set for another good quarter of profit growth and has a cash balance in excess of €660 million."

More potentially excellent news if this all goes ahead as planned. c. £5.5 m cost for a business that should generate c. £2.2 m profit from 2024. MEGP seems to go from strength to strength.

Wow, a year on & that investment hasn't worked out too well (like mine ...). No posts here since then but at least no-one can have a go at me if I'm talking to myself! Fwiw, I'm planning to hold here for now in the hope of a recovery for infrastructure & real estate investments in the second half of 2023 and beyond. I'll pop back next year to see how that worked out.

Pumpky, the SP has been slowly drifting lower since the company announced it would likely need additional funding, either by borrowing or placing. I don't see how we can move ahead (sp-wise) until we get some clarification on exactly what remedial action the Board will take. Conversely, any announcement of a resolution could provide a catalyst for recovery, depending on the terms. Either way, let's hope something is announced soon.

C. 50p hopefully? Guesswork at this stage really.

Dividend slashed to 6.66 cps this year and 5.92 cps next year. Decision "reflects refinancing cost uncertainty and patient capital deployment strategy". Disappointing.

"Based on existing market conditions, potential cash flows and on the assumption of continued strong portfolio performance, the Board currently expects to continue paying dividends at the current rate for at least a year and potentially longer. The Company intends to maintain its investment trust status during this managed realisation process prior to liquidation."

Encouraging.

Brilliant response Agricore, I agree with every word you've written. I'm already over-committed here but if I could I'd add more. REITs and the property sector in general are being kicked around like footballs at the moment but once core inflation starts to drop and interest rates reduce they'll come back strongly. In the mean time, as you say, keep collecting those dividends. Over 14% on the table today, fully covered too.
