Do you normally need a permission to convert storage into 1 bed flat or you just do it and rent out?
I'm not asking you to disclose your situation specifically but it's rather general question.
And if yes, is permission always granted? How much does it cost? What to look for when buying a property with a potential to convert? What to be wary of?

Thanks, well both acceptable I guess but there is a difference.

1) There is no way you can charge the same money renting out to one family of 5 and converting to 5 individual students paying individual rents and sharing kitchen / bathroom etc. Students will always pay more.
2) Occupancy rate - I guess it much more difficult to sustain with the students.
3) Maintenance costs / damages / issues - again much higher with the students I guess.
4) Potential conversion costs
5) Admin, collecting the rents etc

I guess it much depends on what tenants you will find and how you organise it. It could be fairly painless but could also be a headache...

Fair enough, I meant more traditional way of renting out without dividing the house into individual bedsits.
Do you make any changes to those houses & renovate prior to renting out? How much do you spend on improvements?
What's the usual annual occupancy rate (realistically)? Do you use agency or manage & collect the rent yourself?
Do you buy individually or through a company?

Sure, if you assume squeezing 5 individual tenants with 100% occupancy rate in a 3 bed house in Hull everything is possible lol

One could put another 2 in a basement and a small family in a backyard shed too :)

What I'm saying is that giving an example of company's dividends that has a 10 times less shares in issue with a MC of almost 40bln has little relevance to SXX case, not only "today or next week" but in general too.

Sirius' future growth & MC will be great too, no doubt but comparison to Nutrien's figures not relevant at all.

Give is a location, no of beds, type of house. We can easily check that.

If the house is worth 50,000 it won't rent out for 600 a month.

It will be too late worry, it will be time to cry.....I'd personally wouldn't mind waiting for dividends a few years more and allow company to reduce the debt first but knowing that my holding is not diluted and has a great value for tens of years to come.

IMO any talking about "stronger balance sheet and enhancing asset value" should always be accompanied by a mention of those who get f%#ked every single time the company decides to "strengthen their balance sheet" - a loyal long term investors........

Hi All,

Quick question, what's the best website that you know of for comparing companies' financial results?
Ideally i'd like to be able to see financial results showing 5-10 years back, preferably next to each other in a convenient columns in order to see increase in pre-tax and net earnings, EPS', yields etc? Do you know any website like that? I know I can always google something up but there is so much cr%p in there that I thought I would just ask.....
What's your recommendations based on experience, what do you use when searching for new investment opportunities, what's your ultimate knowledge bank and website of choice when it comes to checking and most importantly comparing current / past financial statements?

I didn't want to say but I can almost feel it in my bones - Gina's getting another bargain of the century in a form of the new deal for the missing element.....Fat B is an expert when it comes to negotiating a steal terms with those up against the wall.....She did it once, she'll happily do it again.

But where do you take your estimates from if I may ask? Or is it just pure 100% speculation? I guess it depends heavily on RNS itself, the number of new shares (if they issue any) that will have to included in the new SP plus perhaps we should start from estimating of what's really included in the current price because it will become a starting point for the potential rise (or drop). Also, not sure what was really included in that 39p a few months ago - was it fair valuation at that point or just overexcitement?

Your situation is better than mine meaning my average is above the current SP. If I decide to sell now (whether the whole holding or certain percentage of it) it would effectively mean taking a loss now and then taking another loss when buying back at a higher price (assuming the news are positive) or taking a loss now and buying back more at a cheaper price (assuming the news are negative) and hoping that would cover my initial loss and make me some more......

It's all speculations, I'm thinking of every scenario. Not sure if its all the above is worth the gamble, I'll probably just sit tight and either get diluted and take a temporary paper hit or just smile congratulating myself on my patience.....

As the construction progresses the SP should steadily rise anyway and end up much at a much higher level in a few years time than it is today (with the dilution or without).

Silly me, it wouldn't would it? I;m doing 10 things at a time.

The number of shares in equity section would increase therefore the value PER SHARE would decrease and so the future earnings / dividends per share. On the assets side cash account would increase.

Long story short, the company will get additional money and the existing long term holders will get fuc%ed.
