There is an sort-of interesting article in The Telegraph "A hidden crisis is hitting the property market " which basically says the bottom end of the house market has decreased siginificantly Y-on-Y:

Sub £100k sales
down 38% vis-a-vis 2021
down 42% v. 2019

£100 to £250k
down 21% v. 2021
down 1% v 2019

Wher the bottom end goes surely the middle and top will follow as no-chains able to form, possibly suggests housing market is about to collapse as per 2008. Could be wrong, has been known. [all depends on whether Uk Gov have hair-brained scheme up their sleeves to prop up said mkt]

We were thinking of splashing the cash and getting something nicer this year but are now going to sit on our hands (sounds familiar). One of my neighbours sold their 3-bed house for near on £800k just before Christmas - Blingtastic but still at the end of the day only a Barratts house - and thats in south-east Wales, that well-known hot-spot not.
Perhaps I'm getting old but that sounds an awfull lot for a 3-bed.....

This share really is a hidden gem. I've been building my holding here gradually since 2019 and my lowest Buy price was 105.06p on 21/09/20 - so I'm a happy bunny. I really can't se any Share Buybacks - only 214m shares in issue so hopefully not.

In my opinion the change of the 10% to 20% is extraordinarily important and quite clearly suggests...
a) they know (maybe approximately) each others 5% values
b) they're not that far apart ie somewhere aroung 12-13%
c) both parties know that splitting the difference between the 5% values is much better than going to
aribitration as it would i) take 3-4 months perhaps more ii) produce an unknown outcome Ie 1 side would lose
Why else would you bother ?
d) the annoucement of the 5% is VERY close - perhaps days ( and then the 30 days start ticking)

When you exercise your Options you pay the Option price eg 2p - NOT the market price. So the exercise of the Options is a BUY. Any subsequent SELL is a separate trade and hence no CGT or other Tax liability until sold (which could be the same time of course ). The company ie Greatland get the monies paid for options not the (stock) market.
At the point the Optios are exercised the new shares are created and of course this means that the number of shares in existence is increased.

I didn't miss this morning. Only another 100k but it's adding up nicely. Anything under 1p is a steal imho.

Hence my suggestion that SD wouldn't settle for "the simple multiple" i.e. there has to be a premium.
The old adage that everyone has their price is is certainly true.
So would SD settle for an uplift of a 1/3 rd ie £1.8bn plus 600m giving £2.4bn.
There is a lot you could do with that, for example - a decent divi bonus (spread over 3 years)
plus monster amount of drilling at Ernest Giles and Scally etc etc
And you wouldn't have the expense of puttin HAV into production.

But the question is would SD settle for a figure than 2 for all of HAV (not GGP).

PS. I really do not believe NCM will buy GGP because of the ongoing exploration costs and that having to appear on the NCM accounts as a negative line item. Just my view.
