It certainly created a lot of activity, supply/demand out of kilter,cheap borrowing etc etc. Froth’s gone, lots sitting on the fence, if sales dry up,prices will drop because ‘need to sell’ vendors will reduce prices, best case scenario is stable prices and predictions of rapid rises are unsustainable.

Kenny, it’s either not enough instructions or too many and not enough buyers,sales taking too long to go through. Currently people think it’s too high and the trade up’s, downsizers etc sitting on the fence hence low instruction levels propping up the high prices…..but I’m sure there’s some armchair expert out there who’ll be saying I haven’t a scoobie what I’m talking about lol

Hi Mick, they were the must have advertising medium, zoopla second place and around the time I sold out ‘on the market’ started up and they tried to say you could only have one of the 2 others alongside. I never use zoopla or on the market as a punter as don’t like their formats and as a business they all had us over a barrel much like the local papers did before.
I’ve got a photo somewhere of the boss then sitting across my desk trying to convince me to ‘sign up’ and I had my Jack Russell sitting on my lap during his presentation!

I’ve had them for yonks, got some really clever kit too right on the money. You posted on there once when they had a good RNS about leasing out some of their stuff to a major but has been under the radar and hardly traded till recently. They need to start making some money and paying divs again lol

Over the years I’ve seen all sorts become estate agents because people think it’s easy….it isn’t and Pru lost a packet back in the day along with all sizes of pop up businesses who are going to shake things up and most clear off once they realise it’s quite a niche skill and too big a subject to put into a few lines…..hey I could write a book lol!! My main office was there twenty years amongst a dozen on average in the town and as far as I can recall there was only one other that shared my longevity. Heard it all,saw it all and was glad to retire from it and do more interesting stuff!

I’ve got scores of holdings and a small amount of Purplebricks which I’m watching for an average down. Don’t like their business model,never have but they’re now trying to change it and seems the market(as in share market) doesn’t agree.
Problem with resi is there’s so many armchair ‘experts’ and when it comes down to it property will always be subjective and prices governed by mostly local factors. Market tightens up and deal makers will flourish and the ‘key-turners’ the opposite and the ‘bricks’ are mostly the latter. Probably a trade lurking but from an investment perspective I’d say avoid!

And the squirrels have had all our sweet chestnuts but that’s okay as grow stuff for nature anyway!

Troj, wildlife update,getting a bit nippy out there mate and have to fill in a few gaps as had(believe it or not) a mini tornado that caused a few issues up here so will bring forward some of the trees ready for planting out and get them in the ground slightly before their time!

Hi Sain, I have to say I’ve never rated them or their model in anything other than an order-taking market but I do know a few good guys who’ve ended up working as LPA’s and as ever it’s the person behind the desk/through the door that matters most,particularly on gaining an instruction.
Alas I’ve got a small holding already but can’t bring myself to add because I can’t get my head around the change on employment plus they’re going to get hammered when ex’s start demanding back holiday pay etc,legacy isdues maybe?

Interesting points made again. Still can’t get my head around why we're still under three quid, the div drop normally clambers back quicker?
I thought when we had the(albeit modest) Director buy recently that was bottom.
We discussed JAGI a while back and now they’re 40p or so higher but the yield is less grrrrrrr!
My inclination is to hold and no doubt add on weakness and the concern over using a small amount of the available reserve isn’t a big concern because that’s what it’s there for and seems to be on currency movements rather than anything more concerning.
A quick perusal of the holdings shows they move it around rather than hope for the best….!

Those of us with skin in the game know full well that once the market tightens up any ‘list it and leave it’ oppo will be as effective as the type of agents who don’t get stuck into sales progression. Disincentives in the business model going forwards with the front liners or LPA’s is not a wise move as the agents who will flourish in a tight market will be the deal makers who want to make money for themselves.
Binary trade on catching the falling knife only IMO.

I think that’s a very good summing up. Confidence and the reasons for initially investing get pummelled repeatedly and you can go from buying to make money to focusing on getting it back in one piece….I’m kind of in the middle but very encouraged by the increase in volume over the last few weeks and as pointed out the kit they use is bang on the money in the green washing landscape we find ourselves in!
I’ve held these for years and remember getting a div once which would be the ultimate multi bagger prize, as in to own something you bought for pennies that rockets on price and then the div returns and therefore the yield is massive.
Before you call in the whitecoats, I’m sure we all remember Taylor wimpey at 2 or 3 pence and then a few years later they’re paying divs way over that number….if only id kept them all lol.

I just don’t understand why we are this low tbh. We were over double this price clawing out of the nadir of Covid and there’s been nothing but positives since! Even lamprell, wood group,hunting etc are all multiples higher(still low mind!) by comparison.
I guess the small free float means a bigger rise when the rerate happens!

Pleased to see some activity going on here the last couple of days. Been adding on the way down for a long time….looking forward to reducing on the way up!!
