Hi Drunkinftl, I think you will find that is just a normal UK disclaimer that has to be in place by law, think about it, any outside company CAN only work to provide a sales/valuation brochure on information provided by the client/company.

The ACF company can not go through every little detail with a fine-tooth comb, it would take forever to do, when you sell your house the estate agent will also have a disclaimer footnote attached, you and someone else are clutching at straws if you think that the footnote should be of any consequence, as any prospective purchaser would do their own due diligence, would they not?
