Yes we have high debt.
Yes we are profitable.

We have ability to pay down debt if rates remain persistantly high. If that happened we rerate.

If rates fall. We lock in and refinance we rerate.

On flip side i am sure there are many operators out there struggling more than nex and that is good for us
