You seem very upset, tradey. It's only Tuesday. Usually we see you throwing a wobbler around Friday-Saturday time.
And as Coasty rightly pointed out, Debenhams alone went pop twice for precisely the above reasons, so there's a strong comparison. Debt was a major contributor, declining sales and footfall in the ten years leading up to it failing.
I'd say you've also unintentionally made a good summary of the current Boohoo Group predicament. Declining sales and revenue, undesirable brands, a mammoth debt wall with lenders hesitant to extend on, and a crazy bunch of disparate white-elephant property ventures which have cost tens - daresay hundreds - of millions to back out of.
