Can be found on company web page, profits from the Lancasters have just shown up in a tiny amount that is under investments for sale[new accounts standards] The real profits only show at the end of the site 10 months time. All in land , build , loan cost is 215m and on budget sales 500m plus. Proft share RNS last week.!!!
Does anyone know when the full year accounts are due for NTA? Plus, are they likely to include any of the Lancasters' profits? Feel like a right numpty for not even giving this stock the once over when it was obviously a winner, with hind site. Teach me to have the blinkers on! Still shouldn't let pride stand in the way of future positive investments.

Wow Tara, this is incredible news. SP should rise in future, as its price doesn´t reflect the real value at all ... Especially Intaryas good business is pleasing me. NTA is really a good company, right contracts and "right" profit margins. I guess the big boys will buy in small parts for the next weeks and months. Oh and by the way thanks for your prime information ... You hit the nail on the head before ...

I wasn't there Tara but I did rad the Chairman's notes. It seems to be that the combination of new commissions for Intarya and getting the Vicarage management fees onto a 'market rate' will pay the monthly bills while they wait for the Lancs profits to come in. Did they expand on what is happening at Intarya ? Lancs will set this company up shirt term but long term they must be the 'go to' developer for any overseas investor in London prime residential. IMO the shares look cheap at £1.
So with Northacre worth just £28M, with no or tiny debt the re rating goes on. Northacres gets 50% of all profits above the first 20%. and a fair lump under as well.!!! Thats many, many times its market cap today.!! But it gets better they have a £10M loss to use up to set off some of the tax.!!!!!!!!!!
Never understand why investors put tens of thousands of pounds into a company but do not show up at the AGM. The few of us their were told bags of news, updates, and so on. Still hard to take in , all costs £215M [not over budget] with sales running over £500M as the best are being held back.!! Do the sums,£ 500M less £215M = total profit.!! Then read last wed"S profit share RNS. With 55% sold[at the lower prices] the risk to new and old shareholders is reduced yet again.

I'm with you. I bought in March and topped up today. The inclination when a stock goes up 3 fold in 3 weeks is to think its fully priced but that really doesn't seem teh case here. the RNS this week removed most of the uncertainty. I suspect the interior design business will do a bomb on the back of Lancs too. I'm sure it will be a bumpy ride until the cash from Lancs comes in, but one would have to think this has potential to go to £2+. Seeing someone buying in very big chunks was also encouraging.

AGM, was outstanding, directors very upbeat, costs cut, The Lancasters has covered all costs with 55% now sold. Profits are going to be higher than i dare to say, as build costs have been far lower than even i thought could be the case. Company is valued up to 4 times lees than the profits due from the Lancasrters. Thats why shares have yet to leave the station.
It is merely a shake to remove some weak holders. It is very common following a solid rise, nothing ever goes up in a straight line even given the dynamics here where the cap is so far behind the current situation. In fact the fundamentals are often overun by human nature with fear and greed running the show. It is of little consequence really as this will trend up strongly from here. I took some more this morning as stock was available sub 100p. All the indicators support more rises and they will come.
Strange that so many investors are selling this share, although the sp doesn´t reflect the real value.

Lets start with the Land bank, and its value to the company. The vic in my view is worth around 10M of built in profit. Next the Goodwill, my real value of that is just £5M as i have never been keen on goodwill in any company. Next we have the two earners in the company, who could make a million quid this year, [int design and the arch] so £5M value on those. Now the big one the Lancasters, at todays prices, with half sold, Northacres profit share is in my view running in the region of £80M, with Minervas at around £100M.[mnr stated yesterday their share was running over twice the 37M they have put down to the banks] MNR would have to play very safe with that valuation at this stage of the project, so my view is the real profit for them will be 3x the £37M when all sold or £11O M. Thats gives us a value of Northacre of £100M less £20M tax = £80M less a charge for built in risk say £20M. I value Northacre today at a clear £60M, or £2.20p a share
This share came onto my radar thanks entirely to one of your posts about six weeks ago, and it all seemed to hang together so I bought in at 33p in the middle of July. Just wanted to say thanks a lot - your research has helped me recoup a hit I took elsewhere (and then some). Hope you've done really well out of this - you deserve to.

It is a great profit share for NTA. e still need to be a little cautious on 'project costs' and also when profit distributions can be made. Good news is that MNR need the money more than NTA ! Well done Tara. You were right on the money.
Profits likely of £ 50 - 100 million to NTA - market cap. around 30 mill. Today's clarification of the profit share arrangement with Minerva is better than many had expected. Hoping to see sp increase as more become aware of the implications of today's announcement..
