Solid ongoing dividends and a high yield will slowly drag this up. I hope the presentation advises the ongoing plan of how they are planning on increasing revenue uffo and in turn the dividend going forward.
I think this is a slow burn but all will come good. The tides seems to be all heading toward out of town retail parks now, even today in M&S results there was mention of it. We are well positioned.

Looks likely. The Probable dividend at this point will be to large for the market not to rerate it.
I like these shares, not many shares left so under valued.. results in 2 weeks or so.. so expect a push on to 100..
Most leases are, does it include Newrivers estate?
If so if inflation last say 2 years it will start to make Newriver a share to hold.
Full years result out in a few weeks.. nice DIV coming and free cash to spend... very undervalued.
Okay I know nowt to do with Newriver but I can't think of any where else to ask.
I am with Hargreaves Lansdown and am thinking of moving my share account and isa to freetrade and using freetrade plus.
Freetrade plus charges £9.99 a month gives you 3% interest on £4,000 cash which cancels out the £9.99 and no charge for isa (£3 a month with standard free trade). Both charge £9.99 a month sipp fee. The the standard Freetrade is not an option as has limited choice of UK shares.

The final dividend will be in the 3p-4p range.We have already had 4.1p.Previous NAV was 131p.Updated number ,maybe 140-5p.As assets are sold UFFO will go down.Best use of surplus capital is to invest in good new assets.
86p.. take out the Dividend of lets say 7p.. thats a buy in price of 79p.. almost a 100 % discount to Nav.. I wish I could buy property at 1/2 price..
I think its time to sell up shop ... sell the assets and return the capital to the shareholders... that would equate to a 60 % up lift straight away.. all the time the market makers can manipulate the share price they will..
We will have to wait until results in June to see if these guys have any wit about them.UFFO suggests a minimum divi requirement of (say) 7p? That is hard cash paid to all shareholders which will worsen the LHO leverage ratio.These guys would be idiots to buy back shares which further damages leverage ratios.Their only strategy to date is to sell stuff.That will reduce UFFO.If they know their market they should selectively be buying property assets again.Jury is out.For shareholders a big divi is the best way to return capital and up the share price.

Let me give you some business concerns to consider.This board has massively destroyed shareholder value.Arguably the best board talents have left.They are a shadow of the energy of 5 years ago.How much of their own personal cash have they got invested? SFA compared to their remuneration.Their view about acceptable gearing level is way more excessive than most other REITs.The bond debt is fixed and probably uncancellable cheaply.Have they the ability to find good new investments for NRR as opposed to the Bravo side- game? No evidence to that they are anything other than dead- men standing.
Until they announce the actual dividend or till there is a takeover offer.
How long can they let this trade at a 60% discount to Nav and pay a 9 % dividend.. markets gone mad..
A fantastic RNS and most importantly, this has become a de risked investment case.. growth , dividends and these are only going to increase.. price will get to Nav .. I would say they are looking at a share buyback which will only improve the investment case.. well done NNR
